Senior Residential Transactions Manager

Play a leading role in a major residential property programme at AEM Living

Audley Group has recently expanded through the merger with Elysian Residences to create AEM Living, bringing together three distinctive retirement living brands: Audley Villages, Mayfield Villages and Elysian Residences.

As our business continues to evolve, we are undertaking an important portfolio-wide programme to modernise legacy lease structures across our villages. We are now looking for an experienced Senior Residential Transactions Manager to play a key role in delivering this strategic programme.

The Opportunity

Our Lease Transition Programme provides existing homeowners with a voluntary opportunity to move to a revised lease structure, providing greater choice around how their charges are structured while supporting the long-term operating model of the business.

Underpinned by the principles of fairness, transparency and customer choice, the programme brings together residential property transactions, homeowner engagement, legal processes and operational delivery.

As Senior Residential Transactions Manager, you'll take ownership of the day-to-day delivery and progression of lease transitions across multiple villages, working closely with homeowners, our Legal team, village operations, senior stakeholders and external advisers.

You'll help guide transactions from initial homeowner engagement through to legal completion, ensuring they are professionally managed, progressing effectively and delivering a positive homeowner experience throughout.

This is a highly visible role where you'll combine your property and transaction experience with strong relationship management, organisation and commercial judgement to make a tangible contribution to one of AEM Living's key strategic priorities.

The Role

This role will require you to work from our London office two days per week and be based at one of our villages on average two days per month.

You'll be responsible for:

  • Managing the day-to-day delivery and progression of lease transition activity across multiple villages.
  • Coordinating individual homeowner transactions from initial engagement through to legal completion.
  • Maintaining clear oversight of transaction pipelines, outstanding actions, milestones and deadlines.
  • Working closely with Legal and the Legal Process Coordinator to ensure homeowner engagement and legal execution remain aligned.
  • Identifying barriers to transaction progression and working with internal teams and external advisers to resolve them.
  • Leading and supporting homeowner presentations, meetings and engagement activities.
  • Explaining complex lease and property information clearly, confidently and sensitively to homeowners.
  • Building trusted relationships with homeowners and supporting them through what can be a significant property and financial decision.
  • Coordinating activity across Legal, Operations, Marketing, village teams, senior leadership and external partners.
  • Ensuring transaction and programme documentation remains accurate, consistent and up to date.
  • Tracking homeowner engagement, transaction progression, participation and completion trends.
  • Preparing reports, analysis and presentations for senior leadership and investors.
  • Identifying risks, issues and opportunities and taking appropriate action to maintain momentum.
  • Capturing lessons from each village rollout and using these to continuously improve the homeowner journey and transaction process.
  • Helping to develop a consistent, scalable approach for future rollouts across the AEM Living portfolio.

About You

You'll bring strong experience from residential property, property transactions, conveyancing, leasehold, real estate or a closely related environment, together with the ability to manage complex processes involving multiple stakeholders.

You'll be comfortable taking ownership and keeping transactions moving, but equally understand that success isn't simply about reaching completion. You'll be dealing directly with homeowners and will need to build trust, explain complex information in an accessible way and balance commercial objectives with an exceptional customer experience.

You'll be confident working with legal and property professionals, able to navigate detailed documentation and processes, and comfortable operating in an environment where priorities can evolve and not every situation has an immediately obvious solution.

We're looking for someone who can bring together property knowledge, transaction management and excellent people skills.

What We're Looking For

  • Strong experience within residential property, property transactions, conveyancing, leasehold, real estate or a related field.
  • Experience managing residential property transactions or similarly complex processes through to completion.
  • Strong organisational and project management skills, with the ability to manage multiple transactions, stakeholders and deadlines simultaneously.
  • Excellent communication and relationship-building skills.
  • Confidence communicating complex property, lease or financial information clearly to customers.
  • Experience working with solicitors, legal teams, professional advisers or other external partners.
  • Strong attention to detail and an understanding of the importance of accuracy within property and legal processes.
  • Commercial awareness and sound judgement, with the confidence to identify issues and drive them towards resolution.
  • A proactive approach, with the ability to take ownership and maintain momentum.
  • Experience preparing reports, presentations or recommendations for senior stakeholders.
  • Degree or equivalent experience in Property, Real Estate, Law, Finance, Business or a related discipline would be advantageous.
