Lead New Sales for the UK's Leading Luxury Retirement Living Business

Audley Group has recently expanded through the merger with Elysian Residences to create AEM Living - bringing together three distinctive retirement living brands: Audley Villages, Mayfield Villages and Elysian Residences.

As we continue to evolve, we're creating a new commercial leadership structure and are looking for an exceptional Head of New Sales to drive the sales performance of our new homes across the portfolio.

The Opportunity

This is a rare opportunity to lead new home sales for one of the UK's most prestigious retirement living providers.

As Head of New Sales, you'll be responsible for developing and delivering the strategy that maximises new property sales across your region. Working alongside Regional Directors, you'll provide specialist commercial leadership, driving pipeline performance, supporting complex sales negotiations and ensuring every opportunity is converted into a successful sale.

This is a hands-on leadership role where you'll spend time in our villages, coaching sales teams, influencing key stakeholders and personally supporting significant sales opportunities. You'll combine strategic thinking with practical execution to deliver exceptional commercial results.

The Role

You'll be responsible for:

  • Developing and delivering the regional new sales strategy to achieve occupancy and revenue targets.
  • Leading, coaching and inspiring New Sales Managers to maximise individual and team performance.
  • Driving sales pipeline management, forecasting and conversion across the region.
  • Personally supporting complex, high-value or strategically important sales opportunities.
  • Working closely with Regional Directors to align sales activity with operational delivery.
  • Identifying market opportunities and recommending commercial initiatives to improve sales performance.
  • Using market insight, customer data and sales reporting to drive informed decision-making.
  • Ensuring a consistently exceptional customer journey from enquiry through to completion.
  • Building strong relationships with internal stakeholders and external partners to maximise commercial success.

About You

You'll be a commercially driven sales leader with a proven track record of delivering exceptional results within a premium, customer-focused environment.

Qualifications

  • Degree-level education or equivalent professional experience in sales, property, or commercial management
  • Professional sales qualification (ISM, APS, or equivalent) - desirable

Experience

  • A demonstrable (and evidential) personal track record of creating and closing complex, high-value residential property transactions
  • At least three examples in the last 24 months of personally originating and closing transactions, with specific deal barriers overcome and solutions designed
  • Experience in a live, operational residential village, new homes, or premium property sales environment
  • Proven ability to manage a personal deal pipeline across multiple sites simultaneously
  • Experience coaching site sales teams to improve conversion, as part of a broader personal-delivery role
  • Comfort with CRM-led pipeline management and data-driven sales decision-making

Skills and Attributes

  • Personally driven to create and close transactions, with strong individual commercial ownership
  • Creative dealmaker - designs deal structures (part-exchange, phased completion, etc.) under own commercial judgement
  • High presence on sites, confident in direct buyer conversations
  • Fast and decisive under time pressure
  • Data-confident, using pipeline data to drive real-time decisions
  • Collaborative works effectively with the RD, SGMs, and Central Sales team
