Property & Project Manager

Field-based | 37.5 hours per week
Reporting to: Head of Property

About the role

We’re looking for an experienced Property & Project Manager to take a lead role in managing and developing our national property portfolio of more than 650 services across the UK.

You’ll lead the Facilities & Compliance team, ensuring our properties remain safe, compliant, fit for purpose and cost effective. Working closely with the Head of Property, you’ll play a key role in delivering our property strategy, managing landlord and tenant relationships, overseeing maintenance programmes, and supporting major property and capital works projects.

This is an excellent opportunity for a commercially focused property professional who enjoys balancing strategic property management with operational delivery in a fastpaced, multisite environment.

Key responsibilities

  • Support delivery of the company’s property strategy, including lease renewals, regears, rent reviews and landlord & tenant matters
  • Build strong relationships with landlords, registered providers and external agents across the UK
  • Manage internal and external property queries, providing timely updates and professional advice
  • Support the planned and reactive maintenance strategy, working closely with Facilities & Compliance Managers
  • Lead and manage a team of Maintenance Managers and Operatives, including performance management and disciplinary processes
  • Carry out acquisition assessments, condition surveys, dilapidations surveys and site inspections as required
  • Support delivery of capital works and planned maintenance programmes, providing regular updates to senior stakeholders
  • Assist with budget forecasting for rents, service charges, insurance and professional fees
  • Maintain accurate property and lease data within property management systems
  • Contribute to national vendor management and tendering activity
  • Act as a proactive property business partner to regional operational teams

What we’re looking for

Essential

  • Minimum 5 years’ experience in property management across a large, multisite portfolio
  • Strong experience in landlord & tenant matters, lease advisory and commercial property management
  • Proven budget and vendor management skills
  • Excellent stakeholder management, communication and negotiation skills
  • Strong understanding of statutory compliance and regulatory requirements
  • Proficient in MS Office 365 (particularly Excel) and property management/CAFM systems
  • Full, clean UK driving licence

Desirable

  • RICS accredited degree in Real Estate Management (or similar)
  • MRICS qualification or working towards APC
  • Experience delivering complex property transactions, including dilapidations
  • Ability to produce floor plans, site surveys and use CAD or similar systems
  • PRINCE2 or equivalent project management experience
  • Experience managing refurbishment projects up to £2m
