Build to Rent – General Manager

Who We Are

Apex Opco Limited, a subsidiary owned by Sable Capital, is mobilising the onsite Build-to-Rent team at Apex One — a flagship residential-led development in Nine Elms.

Apex One comprises 204 high-specification furnished Build-to-Rent apartments, alongside carefully curated resident amenity spaces.

The Position

We are seeking an experienced Build-to-Rent General Manager to lead the onsite BTR team and take full ownership of operational and commercial performance across the rented portfolio.

This is a hands-on, performance-driven role with direct accountability for leasing delivery, pricing execution, void minimisation, resident retention, administrative control and identifying opportunities to maximise net operating income.

This role combines commercial Build-to-Rent leadership with operational oversight of the wider building environment, including coordination of plant, statutory compliance, service partners, and resident-critical systems. The General Manager will work closely with Sable Capital and external contractors to ensure the building operates safely, efficiently, and to a consistently high standard.

Key Responsibilities

Commercial & Leasing Performance

  • Own and drive Build-to-Rent commercial performance, including leasing velocity, renewals, void minimisation, and contribution to net operating income.
  • Manage and support the Leasing Manager in delivering lease-up and rent review targets, including oversight of pricing strategy, incentives, and performance tracking.
  • Play a hands-on role in the leasing cycle during peak periods, including enquiry management, viewings, referencing, right-to-rent checks, APT processing, deposits, move-ins and check-outs.
  • Monitor leasing, occupancy, and revenue data to inform operational decisions and management reporting.

Building Operations & Facilities Oversight

  • Maintain operational oversight of the wider building environment, including coordination of M&E systems, plant, life safety systems, lifts, access control, and communal infrastructure.
  • Manage relationships with external FM contractors, maintenance providers, cleaning teams, security, and specialist consultants.
  • Monitor contractor performance, service standards, planned preventative maintenance (PPM), and reactive works.
  • Support oversight of operational budgets, utilities, and building-wide cost control initiatives.
  • Work with Sable Capital and external consultants to ensure statutory compliance, certification, testing, and operational readiness across the building.
  • Maintain awareness of building systems and operational risks, escalating major issues appropriately and coordinating response to critical incidents or outages.

Operational Delivery

  • Maintain overall operational oversight of the BTR building, ensuring communal areas, amenity spaces, and resident-facing services operate to a consistently high standard.
  • Oversee apartment turnaround processes, including check-outs, defect identification, cleaning, repairs, and deposit coordination.
  • Coordinate apartment and building-wide maintenance, remedial works, and operational issues in conjunction with onsite staff, specialist contractors, and external consultants.
  • Ensure smooth operation of resident-critical functions including parcel management, access control, car parking, cycle storage, key and fob control, and void apartment inventory.

Administration, Data & Financial Control

  • Own day-to-day administrative control of the BTR operation, including invoice processing, rent account monitoring, credit control support, and expense tracking.
  • Manage void-related administration, including notifications to councils, utility providers, and internal stakeholders.
  • Maintain accurate data across property management and leasing systems, ensuring KPI trackers and reporting outputs are complete and reliable.
  • Support month-end reporting and ongoing performance monitoring through disciplined data entry and reconciliation.

Resident Experience & Community

  • Champion high standards of customer service to strengthen the Apex One brand, driving resident satisfaction, renewals, and positive reviews.
  • Design and deliver resident engagement initiatives and events that support retention and community building.
  • Act as a senior point of escalation for resident issues, complaints, and operational incidents.

Compliance & Governance

  • Ensure compliance with statutory obligations including Health & Safety, Fire Safety, and environmental regulations relevant to residential operations.
  • Conduct regular system, process, and procedural checks to maintain strong operational controls and emergency preparedness.
  • Participate in incident response and be available for out-of-hours escalation where required.

The Person

We are looking for a commercially-minded BTR operator with strong operational discipline and a hands-on approach.

Essential

  • Proven experience in a Build-to-Rent, large-scale residential, or operational living environment where leasing cycles, resident accounts, and void management form part of day-to-day responsibility.
  • Demonstrable understanding of the residential leasing cycle, including APTs, referencing, deposits, and current legislative requirements.
  • Experience managing onsite teams, ideally across both leasing and maintenance functions.
  • Comfortable working with leasing, occupancy, and revenue data, with strong attention to detail and administrative accuracy.
  • Proficient in Microsoft Office, particularly Excel, and confident working across multiple operational systems.
  • Strong written and verbal communication skills with a proactive, organised, and accountable working style.
  • Willingness to respond to operational issues outside normal working hours when required.

Desirable

  • Previous Build-to-Rent operational experience.
  • TPI / ARLA or similar property-related qualifications.
  • Experience using BTR resident and leasing platforms (CRM, maintenance, parcel, or resident apps).
  • Familiarity with supporting marketing activity through digital and social channels.

The Benefits

  • Salary Range: £60-70k
  • 20 days annual leave plus bank holidays
  • Annual performance-related bonus of up to 10%

Pay: £60,000.00-£70,000.00 per year
