Job Description: Property & Estate Manager (Residential & Commercial Lettings)

Salary Range: £57,500 – £70,000 per annum (Depending on experience)
Location: Head Office (with regular travel across the letting portfolio)

Position Overview

STORM LAND SECURITIES LTD is seeking a versatile, knowledgeable Property & Estate Manager to oversee our dual-sector residential and commercial letting portfolio. This full-time role focuses on maximizing rental income, minimizing property vacancies, and building strong relationships with our tenants. You will manage day-to-day operations, lead tenancy negotiations, and ensure properties are compliant, safe, and well-maintained across both corporate and residential spaces.

Key Responsibilities

  • Lettings & Asset Management: Drive end-to-end letting processes, coordinate marketing for vacant spaces, negotiate commercial leases, and manage residential tenancies.
  • Tenant Relations: Act as the primary point of contact for corporate tenants and residential occupiers to maintain high satisfaction and tenant retention.
  • Compliance & Safety: Ensure all properties comply with relevant safety regulations, including Gas Safety, EICRs, EPCs, and general landlord obligations.
  • Financial Performance: Oversee rent collection, manage service charges, review commercial rents, and monitor property expenses against budgets.
  • Maintenance Coordination: Organise planned property maintenance and handle urgent reactive repairs quickly to protect asset value.
  • Contractor Management: Build relationships with reliable external trade contractors, suppliers, and safety inspectors.

Qualifications and Experience

  • Industry Experience: Proven track record in managing a mixed portfolio of residential lets and commercial properties (retail, office, or light industrial).
  • Professional Knowledge: Strong practical understanding of residential tenancy agreements (ASTs) and commercial landlord-tenant practices.
  • Qualifications: While a professional membership (such as RICS, Propertymark/ARLA, or IWFM) is a distinct advantage, relevant hands-on experience and industry knowledge are highly valued.
  • Software Skills: Comfortable using property management databases and standard office software to track tenancies and maintenance.
  • Mobility: Full UK driving license is required to carry out site inspections and tenant viewings.

Pay: £57,500.00-£75,000.00 per year
