Senior Contracts & Commercial Manager – Asbestos Removal

Location: Rayleigh, Essex, with travel to project sites
Salary: £70,000 basic plus performance-related profit share
Reporting to: Managing Director

An established asbestos removal and soft strip contractor is seeking an experienced commercial and operational leader to work alongside the Managing Director and help shape the next stage of its growth.

The business has an established office and supervisory team, supported by employed operatives and subcontractors. With systems, accreditations and operational infrastructure already in place, it is looking for someone to take broader ownership of commercial performance, contract delivery and team development.

You will act as the Managing Director’s principal support, leading the supervisory team, overseeing the contract portfolio and preparing estimates and tenders for larger opportunities. Supervisors will remain responsible for coordinating site teams, subcontractors, equipment and daily activity, with you providing direction, accountability and support.

The role offers significant influence over the business and a potential route to Managing Director as the company progresses towards its long-term £10 million turnover ambition.

Key Responsibilities

Commercial Leadership and Estimating

  • Lead estimating and tendering activity for asbestos removal and associated soft strip projects.
  • Assess specifications, project requirements and commercial risks to prepare accurate, competitive submissions.
  • Set pricing and margin expectations, ensuring new contracts support sustainable growth.
  • Oversee contract costs, variations, valuations and final accounts.
  • Review financial performance across the project portfolio, identifying risks and opportunities to improve profitability.

Operational Leadership

  • Lead and support the supervisory team, ensuring clear responsibility for safe, efficient and profitable project delivery.
  • Oversee workload, programmes and resource capacity across concurrent contracts.
  • Ensure supervisors have the direction, resources and support needed to manage operatives, subcontractors and equipment effectively.
  • Monitor delivery against agreed standards, budgets and timescales, intervening where issues require senior management input.
  • Maintain senior client relationships and attend key site and contract meetings.
  • Ensure health, safety, environmental and quality requirements are embedded throughout operations.

Business Growth and Team Development

  • Work closely with the Managing Director on business planning, operational improvements and growth strategy.
  • Develop relationships with housing associations, local authorities, principal contractors and demolition contractors.
  • Identify and pursue frameworks, long-term contracts and repeat business.
  • Strengthen reporting, forecasting and accountability across commercial and operational activity.
  • Coach and develop supervisors, building management capability as the business expands.
  • Support recruitment and organisational planning to ensure the team can sustain future growth.

Key Skills and Experience

  • Extensive experience within asbestos removal, particularly licensed works.
  • A strong background in commercial management, estimating and overseeing contract delivery.
  • Experience managing supervisors or operational managers across multiple projects.
  • Proven ability to monitor profitability, manage commercial risk and improve business performance.
  • Established relationships within local authority and social housing markets, particularly housing associations.
  • Experience securing work through tenders, frameworks and long-term client relationships.
  • Sound understanding of asbestos legislation, HSE requirements and industry standards.
  • Confidence working directly with a Managing Director and contributing to business decisions.
  • An accountable, commercially minded leadership style, with the ability to develop people and introduce improvements.

Experience helping a specialist contractor grow, or working within a larger asbestos removal business, would be particularly valuable.

Salary, Benefits and Progression

  • £70,000 basic salary.
  • Performance-related profit share, with the potential to earn up to 20% of annual company profit, subject to agreed targets and scheme terms.
  • Long-term financial incentives linked to profitability, growth and commitment.
  • Flexible working arrangements based around the Rayleigh office and project requirements.
  • Significant authority to influence commercial and operational performance.
  • Potential progression to Managing Director as the business grows.
