Site Manager – Luxury Residential

Location: Marlow & Beaconsfield, Buckinghamshire

About Zafiro Homes

Zafiro Homes is a luxury residential developer delivering high-quality bespoke homes throughout Buckinghamshire and the Home Counties.

We are seeking an experienced Site Manager to oversee the delivery of luxury residential developments in Marlow and Beaconsfield. This role is suited to a highly organised and proactive individual who can take ownership of projects, maintain exceptional quality standards and manage subcontractors effectively with minimal supervision.

The Role

You will be responsible for the day-to-day management of site operations, ensuring projects are delivered safely, on programme, within budget and to the high standards expected by Zafiro Homes.

Working closely with the Contracts Manager and wider project team, you will manage subcontractors, health & safety, quality control, programme delivery, inspections and project documentation.

Key Responsibilities

  • Manage all day-to-day site activities
  • Coordinate subcontractors and direct labour
  • Maintain high standards of workmanship and quality control
  • Ensure compliance with CDM regulations and health & safety requirements
  • Manage site programmes and short-term lookaheads
  • Coordinate Building Control and warranty inspections
  • Maintain detailed site diaries and progress records
  • Oversee material deliveries, procurement planning and logistics
  • Manage site security, welfare and housekeeping
  • Produce weekly progress reports and photographic records
  • Maintain accurate as-built information and project documentation
  • Build positive relationships with neighbours, consultants and subcontractors

Essential Requirements

  • Minimum 8 years' experience as a Site Manager
  • Proven experience delivering high-end residential projects
  • SMSTS
  • CSCS Card
  • First Aid at Work
  • Strong knowledge of Building Regulations and CDM Regulations
  • Excellent organisational and communication skills
  • Good IT skills and experience maintaining project documentation
  • Full UK Driving Licence

Desirable Qualifications

  • MCIOB
  • CIOB Chartered Construction Manager
  • HNC, HND or Degree in Construction Management or similar
  • Experience delivering bespoke luxury homes valued in excess of £2m
