Site Manager, Newcastle

Active Flooring Solutions | Employed or Freelance

Employed: £30,000 to £40,000 depending on experience, company van, pension and private medical insurance

Freelance: competitive day rate, paid weekly, with regular follow on work

About us

Active Flooring Solutions is one of the UK's leading commercial flooring subcontractors. We work with major main contractors including Bouygues, Kier, Vinci, Wates and Balfour Beatty on projects across the UK, from large commercial developments to specialist work in healthcare, education and secure environments. We've built the business by being good at what we do, taking ownership of our work and building long term relationships with clients, contractors and our own team.

The Role

We're looking for a Site Manager with a commercial flooring background to run our sites in and around the North East, on an employed or freelance basis, whichever suits you. It's a hands on, site led role. You'll be the AFS representative on site, supporting the project manager from mobilisation to handover.

  • Site leadership: Being the AFS person on site, setting the standard and making the day-to-day decisions that keep projects moving.
  • Quality control: Inspecting flooring installations, identifying issues before the client does and ensuring all work meets the AFS standard.
  • Programme delivery: Working to the project programme, flagging potential delays early and adapting when site conditions change.
  • Health & Safety: Taking responsibility for site H&S, producing site specific documentation, briefing teams and ensuring safe working practices are maintained.
  • Client & main contractor liaison: Being the face of AFS on site, handling day to day requests from main contractor site teams and always representing us professionally

You'll Need

  • A proven background in commercial flooring, ideally with a flooring contractor or specialist subcontractor
  • Site management or supervisory experience, including managing flooring fitters and subcontractors
  • A good understanding of flooring systems, installation methods and commercial fit out
  • The ability to inspect workmanship and identify quality issues
  • Confidence in dealing with main contractors, site managers and clients
  • SMSTS or SSSTS (or a willingness to work towards)
  • CSCS and First Aid
  • A full UK driving licence
  • Freelance applicants will need their own Ltd company or CIS registration and insurances

What We Offer

  • Employed: salary, company van available for personal use, pension, private medical insurance and a clear route to progress within our company
  • Freelance: competitive day rate, paid weekly, and a steady pipeline of work
  • Investment in technology and digital tools that make our site managers more effective on the ground
  • The chance to take real ownership of projects with an established and growing specialist contractor
