Job Title: Residential Caretaker / Handyperson (On-Site 1 Bedroom Flat Provided) Woodford Green, IG8

Position Overview

The Residential Caretaker/Handyman is responsible for the daily upkeep, cleanliness, safety, and general maintenance of the residential building. The role includes living on-site in the flat provided to ensure prompt response to emergencies and support residents’ needs.

Key Responsibilities

Building Maintenance

  • Perform routine repairs (electrical fixtures, doors, windows, lighting, etc.)
  • Conduct regular inspections of common areas, building systems, and safety equipment
  • Coordinate with external contractors for specialised repairs or renovations
  • Maintain tools, supplies, and maintenance inventory

Cleaning & Groundskeeping

  • Keep common areas clean (entrances, hallways, stairs, lifts, refuse areas)
  • Ensure outdoor spaces (paths, garden areas, parking areas) are tidy and safe
  • Manage rubbish/recycling storage areas and ensure timely collection

Resident Support

  • Respond to resident enquiries
  • Maintain courteous and professional communication

Safety & Security

  • Monitor building for safety hazards or unauthorised activity
  • Ensure doors/gates/lighting and security features function correctly
  • Assist in fire safety checks and building compliance routines
  • Be available for emergency call-outs (e.g., leaks, lock issues, alarms)

Administration

  • Keep a maintenance log of repairs and inspections
  • Report major issues to managing agent
  • Assist in monitoring contractor work and verifying completion

Qualifications & Skills

  • Experience in general maintenance, handyman work, or facility care
  • Basic knowledge of plumbing, electrical, carpentry, and painting
  • Good communication and problem-solving skills
  • Ability to work independently and manage time effectively
  • Reliable, trustworthy, and respectful of residential environments
