Construction Project Manager

Location: Hybrid remote – ideally based in / around Birmingham/Wolverhampton/West Bromwich area
Salary: £65,000 per annum + quarterly performance bonuses

About the Role

We are seeking an experienced Construction Project Manager with a proven track record in residential property conversions, particularly HMO projects and C3 to C4 use class changes. The successful candidate will be responsible for coordinating multiple projects from planning to completion, ensuring high standards, compliance, and on-time delivery.

Key ResponsibilitiesProject Management

  • Oversee and deliver residential conversion projects, from initial planning through to handover.
  • Manage all aspects of C3 to C4 conversions, ensuring compliance with HMO standards and local authority regulations.
  • Liaise with Building Control officers, planning consultants, and other external stakeholders.
  • Create and manage detailed programmes of work and ensure projects are completed on time and within budget.

Contractor and Site Coordination

  • Manage and coordinate tradespersons, contractors, and subcontractors.
  • Bring in your own trusted tradespeople where appropriate.
  • Conduct regular site visits to monitor progress and quality standards.
  • Ensure all site work adheres to health and safety regulations.

Procurement and Logistics

  • Organise and schedule the delivery of materials and equipment to sites.
  • Monitor material costs and ensure efficient resource allocation.
  • Manage supplier relationships to ensure timely and cost-effective procurement.

Compliance and Quality Assurance

  • Ensure all projects meet HMO licensing and Building Regulations requirements.
  • Maintain accurate project records, reports, and site documentation.
  • Conduct inspections and address any defects or remedial works as needed.

Requirements

  • Proven experience (minimum 3 years) in residential property conversions or HMO developments.
  • Strong understanding of local authority HMO standards and C3 to C4 change of use processes.
  • Experience managing multiple projects simultaneously.
  • Excellent organisational and communication skills.
  • Ability to work under pressure and meet strict deadlines.
  • Full, clean UK driving licence.
  • Relevant construction management qualifications desirable.
