Overview
We are seeking an experienced Pre-Construction Director with an established track record in the fit out sector across London and the South East. This is a senior position for someone who already has deep industry relationships, understands the market inside out, and can generate opportunities through their existing network.

This is not a role for someone trying to “break into” fit out or build contacts from scratch. Extensive fit out experience and the proven ability to bring in work are absolute requirements.

Key Responsibilities

  • Lead all pre-construction activities from initial enquiry through to contract award
  • Identify and secure new project opportunities within the fit out sector
  • Use your existing industry contacts and network to generate new business
  • Build and maintain relationships with clients, consultants, project managers, and commercial teams
  • Oversee tender submissions, bid strategies, and project negotiations
  • Work closely with estimating, operations, and delivery teams to ensure commercially viable project wins
  • Help shape the company’s growth strategy within the London and South East fit out market

Essential Requirements

  • Significant experience within construction fit out in London and the South East England market
  • Proven ability to bring in new work through an established client and industry network
  • Strong understanding of commercial fit out projects and pre-construction processes
  • Track record of winning profitable projects
  • Excellent commercial awareness and negotiation skills
  • Ability to operate at senior level with minimal supervision

We are looking for someone commercially aggressive, connected, and capable of opening doors immediately. You must already have the relationships, market knowledge, and credibility to generate opportunities and convert them into secured work.

If you do not have extensive fit out experience and an active industry network that produces work, this role is not suitable.
