The opportunity

Altwork is recruiting a Planned Works Contracts Manager for an established, family-run North West construction, refurbishment and maintenance contractor. Our client delivers planned works and refurbishment programmes for local authority, education, healthcare, utilities and commercial clients, and holds a secured order book across several long-term frameworks.

This is a full contract-ownership role. You will take planned works programmes from estimate through to post-completion inspection — pricing them, resourcing them with in-house trades and subcontractors, and delivering them safely, on time and on budget. You will work closely with client representatives, the planning and reactive desks, and your own team of operatives, so this suits someone who can hold a commercial conversation with a council surveyor in the morning and a site conversation with a joiner in the afternoon.

Main responsibilities

• Estimate and price planned works, and organise sufficient in-house labour and subcontract resource to deliver them

• Produce RAMS, carry out site inductions and own health and safety performance across your contracts

• Plan works effectively so they are completed right first time, on time and within budget

• Ensure all works comply with current health and safety legislation, company policy and the client’s contractual requirements

• Carry out post-completion inspections and resolve any defects promptly

• Maintain and strengthen existing client relationships, and help win new ones

• Manage, support and develop a team of operatives, ensuring standards are met and exceeded

• Monitor contract costs, valuations and margin, and report progress to senior management

What you will need

• Essential — SMSTS or SSSTS site management certificate

• Essential — Valid CSCS card

• Essential — Full UK driving licence

• Essential — At least 3 years in the building industry, including contract or project management responsibility

• Essential — Proven ability to estimate, programme and deliver planned works within budget

• Essential — Sound working knowledge of CDM and current health and safety legislation

• Essential — A genuine team player who communicates credibly at every level, from operative to client director

• Desirable — Local authority, education, healthcare or utilities framework experience

• Desirable — Trade background, HNC/HND or degree in construction management, building surveying or similar

• Desirable — Familiarity with job management and scheduling systems, and confident with reporting

This role involves work on school and public-sector sites, so the appointment is subject to a satisfactory enhanced DBS check, references, proof of the right to work in the UK and a three month probationary period.

Where you will be working

Planned works programmes are concentrated in the Wigan, St Helens and Halton boroughs — together well over half of the client’s workload — with education and commercial projects reaching out to Liverpool, Sefton, Warrington, Bolton and Manchester. You will be out across the patch rather than office-bound, with a home base in the Wigan area.
