Job Title: Housing Officer

Report to: Housing operations lead

Location: Based in Uckfield, with regular travel across our East Sussex and South East housing portfolio.

Salary: From £32,063 (with scope for enhancement depending on qualifications and relevant housing experience.)

This is not an entry-level housing role. You do not need years of Housing Officer experience, but you must have some practical experience of housing or tenancy management and understand the day-to-day responsibilities of a Housing Officer.

This could have been gained as a Housing Officer, Assistant Housing Officer, Housing Assistant, Neighbourhood Officer or in a supported housing role where you had genuine responsibility for tenancies.

Job Purpose

Provide a professional front line, tenant focused housing and neighbourhood management service to the Charity’s housing portfolio and specialist accommodation, in close co-operation with your manager, colleagues, tenants and partner agencies.

Key Responsibilities

· Manage a designated housing patch and associated caseload, including tenancy sign-ups, rent collection and arrears, voids, inspections and tenancy enquiries.

· Investigate tenancy breaches including ASB, hate crime and domestic abuse, taking appropriate action and supporting legal cases where required.

· Report and monitor repairs, working with contractors and colleagues to ensure work is completed to the required standard.

· Carry out property inspections and homeliness visits, taking prompt action where issues are identified.

· Monitor key health, safety and compliance requirements, including Fire Risk Assessments and HMO requirements where applicable.

· Maintain accurate and timely housing, tenancy and property records on Pyramid.

· Build effective working relationships with tenants, care providers, landlords, local authorities, contractors and other partners.

· Promote tenant participation and ensure tenants can have a voice in the services they receive.

· Carry out any other reasonable duties appropriate to the role and work in accordance with Zetetick policies, procedures and BEDROCK values.

Personal Development

Take part in supervision, appraisal and relevant learning and development, keeping up to date with developments in housing and supported housing.

Essential

• Previous practical experience of housing or tenancy management is essential.
• Experience of dealing with some core Housing Officer responsibilities, for example rent arrears, tenancy issues, ASB, property inspections, voids/lettings, tenancy sign-ups or repairs
• Experience of working directly with tenants and managing housing-related enquiries or cases
• Ability to manage a caseload or housing patch and prioritise competing demands
• Good written, verbal and IT skills
• Full UK driving licence and access to a vehicle for work purposes
• Willingness to travel regularly across the designated housing area

Desirable

• Experience within supported housing or working with people with learning disabilities, autism or other additional needs
• Knowledge of Housing Benefit / Universal Credit and relevant welfare benefits
• Experience working with local authorities or other housing partners
• CIH Level 3 or above; if not already held, willingness to work towards an appropriate housing qualification
• Experience of ASB, income recovery, legal action or compliance work
