Job Title: Maintenance Operative

Reports to: Community Manager.

Working Hours: 45 hours per week, typically over 5 days. Occasional weekend work may be required.

Salary: Between £32k and £38k, dependent on experience and qualifications.

About Us

Amro Partners is a leading pan-European living sector investment manager, specialising in developing and operating assets within the residential living spaces. Amro’s UK strategy is to continue to grow its presence in the Build-To-Rent (“BTR”) and Co-Living classes, with particular focus on Greater London. Amro currently has 6 living projects under development in London (Ealing, Kingston, Croydon, Sutton and Lewisham) and an operational scheme in Manchester, totalling c.3,000 units.

What you’ll do:

Amro is looking for a committed and skilled Maintenance Operative for our brand new Co-Living scheme, The Rex, in Kingston, opening its doors in September 2025. You'll be crucial in ensuring the smooth operation and upkeep of the building, providing an exceptional living experience for our residents.

You'll be responsible for conducting routine maintenance, addressing repair requests promptly and efficiently, and maintaining the overall safety and functionality of the property. This includes everything from general repairs and preventative maintenance to assisting with minor installations and ensuring all equipment is in good working order.

Beyond day-to-day tasks, you'll also support the practical completion (PC) of the building, ensuring it's ready for residents. This involves overseeing all essential Operations & Maintenance (O&M) documents and managing any post-PC defects and aftercare, making sure all issues are resolved swiftly and effectively.

If you're a hands-on problem-solver with a keen eye for detail and a passion for ensuring residents have a comfortable and well-maintained home, then this could be your next role! You'll be joining our dynamic and growing team of 65+ real estate professionals. The role will be based in London and may require travel from time to time.

Key Responsibilities

Property and Building Maintenance:

  • Conduct and oversee all reactive and planned preventative maintenance (PPM) for the building, including but not limited to plumbing, electrical, HVAC, and general repairs.
  • Manage the day-to-day operations of all building plant and systems, ensuring they are functioning efficiently and safely.
  • Act as the first point of contact for all resident maintenance requests, ensuring timely and effective resolution.
  • Maintain the overall appearance of the building, including common areas, ensuring they are kept to the highest standard.
  • Manage and maintain an inventory of tools, equipment, and maintenance supplies.

Health, Safety & Compliance:

  • Be the primary on-site lead for all health and safety matters, with a critical focus on fire safety, water hygiene (L8), and building safety compliance.
  • Implement and maintain a robust system for all statutory and regulatory compliance checks, including fire alarm testing, emergency lighting checks, and water temperature monitoring.
  • Ensure all health and safety policies and procedures are implemented and adhered to, creating a safe environment for residents, staff, and contractors.
  • Maintain accurate and up-to-date records of all compliance activities, maintenance work, and health and safety audits using the property management system (PMS).
  • Proactively identify and manage risks to mitigate any potential hazards within the building.

Contractor Management:

  • Procure, appoint, and manage all third-party contractors for specialist works, ensuring they are fully vetted and compliant with our standards.
  • Oversee the work of all contractor's on-site, ensuring work is completed to the required standard, on time, and within budget.
  • Manage service contracts and review performance to ensure value for money and high-quality service delivery.
  • Resolve any issues or disputes with contractors in a professional and timely manner, escalating to the Community Manager where necessary.

Operational and Financial Administration:

  • Assist the Community Manager in the preparation of the annual maintenance and service charge budgets.
  • Control maintenance-related costs within the agreed budget, maintaining records of all expenditure.
  • Process invoices for maintenance work and supplies, ensuring accuracy and adherence to financial procedures.
  • Analyse maintenance expenditure and propose cost-saving measures where appropriate without compromising quality or safety.
  • Provide regular reports to the Community Manager on maintenance activities, compliance status, and ongoing projects.

What We Are Looking For:

  • Proven experience in a hands-on maintenance role, preferably within a residential or hospitality environment.
  • Broad technical knowledge across various trades (e.g., plumbing, electrical, carpentry, HVAC). Relevant trade qualifications would be highly advantageous.
  • In-depth knowledge of building health and safety regulations, including fire safety, legionella prevention (L8), and general risk assessment. IOSH or NEBOSH certification is desirable.
  • Demonstrable experience in managing contractors, from procurement to on-site supervision.
  • Excellent problem-solving skills with the ability to diagnose and rectify maintenance issues efficiently.
  • Strong organisational and time-management skills, with the ability to manage a varied workload and prioritise tasks effectively.
  • The ability to work independently and take ownership of the building's maintenance operations.
  • A proactive and diligent approach, with a keen eye for detail.
  • Excellent communication and interpersonal skills, with the ability to build rapport with residents, colleagues, and contractors.
  • Proficient in using property management systems (PMS) or similar software for logging and tracking maintenance tasks.
  • A flexible and adaptable approach to work, with a willingness to be on-call for out-of-hours emergencies.

Pay: £32,000.00-£38,000.00 per year
