Maintenance Supervisor
We are seeking a Maintenance Supervisor to support our facility in the care sector to be responsible for the overall maintenance team and department whilst effectively managing the maintenance and upkeep of the care home in accordance with published policies and required standards to ensure that people live and work in safe and pleasant environments. To ensure the smooth operation of all building and site services.
Responsibilities
1. Responsible for the installation or repair and maintenance of Company property and equipment and undertake planned maintenance of the home in consultation with the Home Manager and working within defined Policies and Procedures.
2. Carry out daily maintenance and repairs to damaged/faulty company property or equipment prioritizing own workload and discuss any work-related issues with home manager
3. To communicate with all staff on the day to day operation of home maintenance
4. May be required to lift pull push heavy items with/without mechanical aids
5. Assemble /install new equipment/goods delivered to the home.
6. Ensure all equipment is checked / cleaned etc. before a call out for service is made.
7. Advise when annual P.A.T testing is due, to carry out visual inspection to electrical items brought into the home.
8. Undertake weekly, monthly and all other mandatory checks in accordance with Company policies and procedures and ensure the log books are physically in good condition
9. Ensure maintenance of the Home’s exterior, including:
- Pathways and driveways are clear, unobstructed and safe
- Plants are kept in hydration, flowerbeds are tended and grassed areas kept tidy and presentable
- Lighting and signs inside and outside of the home are clear, visible and in good working order
10. Ensure that gutters & downpipes are free from obstruction especially in autumn season if accessible. If not report appropriately
11. Ensure any visiting contractors to the home have the correct permit to work in place.
12. Ensure that any contractors working within the roof spaces do not damage any of the fire curtains without prior approval.
13. Follow guidance issued by the Estates and Facilities Director and Home Manager to ensure call outs to contractors are minimized.
14. Act as main point of contact to liaise with the Estates Helpdesk and contractors for any repairs or servicing.
15. Responsible for orientation and induction of contractors and 3rd party representatives
16. To undertake the painting, decorating and general renovation of the Home as directed by the Home manager.
17. Ensure that paints and varnishes are used and stored only in accordance with manufacturer’s instructions.
18. Ensure areas in which any decoration work is being done is well ventilated and safe for Residents, Visitors and Colleagues
19. Keeping an appropriate stock of replacement items such as light bulbs etc. These are to be stored securely with a stock list of all items.
20. Ordering of items when stock on site becomes low, inline with the department budget.
21. Department budget responsibility, ensuring all ordering is completed, competitive prices are sought, all invoices are submitted
22. Complete monthly stock checks of all tools and other items of value.
23. Record any emergency calls and / or call outs and pass information to the Home Manager.
24. Participate in Staff and Resident meetings as required
25. Attend mandatory training days / courses, on or off site, as and when required
26. Understand and ensure the implementation of the Home’s Health and Safety policy, and Emergency and Fire procedures.
27. To assist with the fire and water risk assessments and reviews.
29. Induct new staff on Fire Safety and training including the use of evacuation matts and fire drills
Knowledge & Experience
- Strong knowledge of building trades, cleaning procedures and maintenance.
- Knowledge of health a safety practices and regulations
- 2 years’ experience as a maintenance supervisor
- Technical knowledge of all building systems Electrical, Heating Etc
