Full job description
We are looking to take on an individual on an employee basis, full time Mon-Fri, as a caretaker for Kingsley Housing in Yeovil
The role will involve looking after our HMO properties
Qualifications and experience which the candidate must have include:
- Experience in cleaning, gardening and/or property maintenance (such as being a maintenance person or other trades experience)
- Carry out compliance checks such as fire alarm testing, (training provided), inspections and safety checks of important elements within the buildings.
- Prior caretaker/maintenance experience will be favourable, but not essential;
- Enthusiastic and proactive;
- Good communication skills and professional to clients;
- Time management skills.
- Full driving licence & must have their own van/ estate car
- Own tools is advantagerous
The types of work the successful candidate will be carrying out will include:
- Carrying repair work in the hmo properties including plumbing, electrical work, painting etc.
- Responding promptly to any maintenance requests or emergencies, and addressing them in a timely and efficient manner.
- Conducting regular inspections of the properties to identify any maintenance issues and ensure that they are addressed promptly.
- Keeping accurate records of all maintenance work, including expenses, work completed, and parts used.
- Assisting with the management of external contractors and suppliers, including ensuring that all work is completed to a high standard and within budget.
- Adhering to health and safety guidelines and ensuring that all maintenance work is carried out safely.
- Cleaning of rooms and communal areas to keep up to standard and cleared from any fire hazards.
- Doing daily room checks on clients to ensure the rooms are not being abused.
- We would want the candidate to be able to think on their own. Creating the best possible environment for clients to stay.
- Experience within the HMO/Letting sector is advantageous however not essential.
- The candidate must have or apply for a valid DBS check.
- Gardening at the properties which have gardens, including cutting the grass, strimming and hedge cutting and general upkeep of the driveways and boundaries
- Maintaining relationships with occupants; and
- Assisting with other tasks and projects as required by the Manager.
