The continued growth of our fulfillment businesses requires active management of these assets to drive operational efficiencies, maintain robust standards, and ensure the facilities can fully support the evolving business needs.

The UK Lead for Asset Management role sits within the Global Realty Asset Management team, which is part of the wider Global Realty organization. The candidate will be responsible for a portfolio of properties and the leadership of a team in the UK and Ireland region, implementing leading-edge real estate management practices, drawing from both Amazon's internal standards and industry benchmarks. This role leads a team responsible for identifying and resolving real estate challenges affecting Amazon's operations across multiple business segments, and serves as the primary point of contact for regional escalation. Building and maintaining robust relationships with landlords and internal customers is fundamental to this position. The successful applicant will demonstrate exceptional interpersonal skills, adeptly fostering these vital connections to ensure smooth operations and mutual success.

The role demands a strategic mindset in real estate management, aimed at enhancing Amazon's capabilities through smart property solutions. The UK Lead for Asset Management is instrumental in aligning real estate decisions with the company's operational requirements and expansion plans. Combining deep real estate knowledge with superior problem-solving abilities, and will effectively engage with a wide range of stakeholders. This multifaceted approach is crucial in navigating complex real estate landscapes while supporting Amazon's dynamic operational needs and long-term growth objectives.

Reporting to the EU Head of Asset Management the UK Lead for Asset Management will be a critical member supporting leased and owned fulfillment and logistics locations within their assigned region.

Key job responsibilities
  • Support a geographically diverse team including hiring, personnel development and employee satisfaction whilst increasing team efficiency and delivering results for our customers.
  • Oversee the effective real estate management of the assigned portfolio of sites to ensure optimal operations, utilization and performance to support the business.
  • Act as the primary point of contact for regional real estate related escalations, to provide support to asset managers and internal customers, landlords and stakeholders as needed and to minimize business disruption.
  • Ensure timely approvals and/or negotiations for landlord consents and lease amendments for property alterations, retrofits, and operational changes.
  • Develop and implement real estate strategies for the region, encompassing end of term obligations, costs savings, portfolio optimization, and risk management.
  • Identify opportunities for cost savings and operational efficiency enhancements, implementing best practices in asset management across the region.
  • Collaborate with Transaction Managers to optimize lease renewals, terminations, and other strategic initiatives with site related qualitative and quantitative data.
  • Collaborate closely with Legal, Finance, Operations, Engineering, and Construction teams to provide real estate guidance and problem-solving support.
  • Support operating expense (OPEX) analysis including review/reconciliation of payment escalations and service charge obligations. Negotiate with the landlord on any modifications to OPEX related services or expenses as applicable.
  • Support audits and portfolio reviews, providing real estate input to ensure compliance, mitigate risks, and identify cost savings.
  • Provide leadership related to real estate in situations where a disaster or other significant event impacts operations at one or multiple operational locations.
  • Establish, maintain and strengthen effective relationships with landlords, developers, and external stakeholders through regular meetings and site visits.
  • Provide strategic real estate advice to senior leadership for new concepts and initiatives, aligning real estate strategies with organizational goals.
  • Regional responsibility to champion and drive the implementation of sustainability and environmental social and governance (ESG) initiatives across the portfolio, including energy-saving projects, retrofits, and reporting.
  • Collaborate closely with Legal, Finance, Operations, Engineering, and Construction teams to provide real estate guidance and problem-solving support.
  • Support audits and portfolio reviews, providing real estate input to ensure compliance, mitigate risks, and identify cost savings.
  • Responsible for region’s reporting inputs and leadership review (monthly/quarterly business and portfolio reviews), and liaison with Finance on real estate liabilities and Asset Management goals.


BASIC QUALIFICATIONS

  • • Bachelor's degree in business, real estate, management, or related field
  • • 7+ years of experience of property or asset management within commercial real estate, corporate occupier, developer, fund, or landlord entity.
  • • Proven experience in hiring exceptional talent.
  • • A proven track record of managing a high performing team while maintaining a high level of employee and customer satisfaction.
  • • Proficient in using commercial real estate management software platforms, Microsoft Office, and Customer Relationship Management (CRM) Systems to effectively manage client relationships and data.
  • • Broad experience of managing and interpreting commercial lease agreements.
  • • Possesses exceptional written and verbal communication skills in English.
  • • Demonstrated proficiency in understanding commercial and industrial building systems, including fire and life safety systems, HVAC (heating, ventilation, and air conditioning), electrical systems, and plumbing infrastructure. The ability to comprehend and analyze construction blueprints is highly valued.
  • • A career progression that exhibits experience in relationship management and building trust with stakeholders.

PREFERRED QUALIFICATIONS

  • 10+ years of/extensive experience of property or asset management within commercial real estate, corporate occupier, developer, fund, or landlord entity.
  • A proven track record of hiring, onboarding, developing, and promoting personnel.
  • Knowledge of property accounting principles.
  • RPA, CPM, RICS, or comparable professional designation.
  • Business fluency in another European language.
