Senior Planned Works Surveyor (East Region)
Salary: £55,660 per annum and £5,000 pa car allowance
Hours: Full time (35 hours)
Location: Mobile / home-based (with regular travel across East of England)

About the role
We have an excellent opportunity for a Senior Planned Works Surveyor to join our East Regional team. The successful candidate will line manage a surveyor in the East Region and work to deliver Hastoe’s planned and major work programmes. The role will entail effective procurement, delivery, technical compliance and project governance, whilst also ensuring Hastoe maintains and repairs its properties in accordance with legal requirements and demonstrating value for money. You will oversee, guide and be responsible for the major works in the East Region.
Our planned and major works projects typically include: arranging works identified by fire risk assessments; cyclical redecorations; window and door replacements; re-roofing; heating upgrades; kitchen and bathroom replacements; overseeing major/complex repairs; defect surveys; and works to ensure Hastoe’s properties continue to meet the Decent Homes Standard.
The role will be based in the East of England and cover our East Region. Working arrangements will be mobile (home based), with attendance at Hastoe’s Little Canfield Office near Stansted airport two to four times a month, together with regular site/property visits in and around Norfolk, Suffolk, Cambridgeshire, Essex, Hertfordshire, Bedfordshire and London. This will be a mix of home, site and office working to suit your week so you should be self-reliant, practical, flexible and ready to travel.
Duties will include:
- Prepare specifications, schedules of works, drawings, material and workmanship sections, and contract documents for tendering or pricing by contractors to meet Hastoe’s planned maintenance and major works programmes.
- Prepare project programmes including key milestone dates from inception, agreement of the client brief, to final completion using ActiveH data.
- Prepare cost/spend forecast for each project. Track and monitor performance of its supply chain, delivery of a project to agreed timescales, within budget and to the stated high standard using Hastoe’s approved systems.
- Take the lead as Project Manager and Contract Administrator for each project.
- Process invoices and payments in a timely manner
- Give advice in the event of out-of-hours emergencies that require management input.
- Provide professional advice externally on behalf of Hastoe.
- Develop and maintain effective relationships with suppliers.
- Actively involve residents in project planning and delivery.
- Meet legislative and local consultation requirements in providing accurate estimates and recovering charges.

About you
You will need to have a good working knowledge of building construction, Building Regulations and Health & Safety legislation. You’ll also need:
- An HNC, HND or degree level qualification in a building construction related subject, professional qualification such as MRICS, RIBA, MCIOB or equivalent experience.
- A minimum of 5 years’ post qualification experience.
- An understanding of building pathology and ability to diagnose complex building related defects.
- Good report and specification writing, experience of ISO9000 accreditation.
- To be commercially astute, socially aware and committed to excellent customer service to all customers, internal and external.
- To be aware of regulations concerning fire prevention, legionella and asbestos.
- To hold a valid driving licence and have use of your own vehicle.
- To be able to set and achieve high standards, be self-motivated and resilient under pressure.
