Full job description

At NHS Property Services, we play a vital role in supporting the NHS by maintaining safe, efficient, and sustainable healthcare environments. We are looking for a skilled and customer-focused Maintenance Operative (Fabric) to join our Estates team, helping to ensure our buildings remain operational and fit for purpose for patients, staff, and visitors.

About the Role

This is a predominantly static role based in Clacton Hospital, working across a busy healthcare site alongside an established Estates team. Unlike our mobile maintenance positions, this role is site-based with no requirement to participate in an on-call rota.

You'll undertake a broad range of building fabric maintenance duties, ensuring the healthcare estate is maintained to a high standard while delivering excellent customer service.

While this is a static position, there may be occasional requirements to support the wider mobile team as business needs dictate. A site vehicle will be available for these rare occasions. As a result, a full UK driving licence is required.

What You Will Do

  • Deliver planned preventative maintenance and reactive repairs across the healthcare estate.
  • Carry out a wide range of fabric maintenance tasks including carpentry, joinery, door repairs, lock changes, flooring repairs, decorating and general building maintenance.
  • Undertake routine inspections and identify defects requiring remedial action.
  • Support the maintenance of a safe, compliant, and well-presented environment.
  • Complete maintenance records accurately using company systems.
  • Respond promptly and professionally to maintenance requests.
  • Work collaboratively with colleagues across multiple maintenance disciplines.
  • Provide support with basic tasks outside your primary trade where appropriate and safe to do so.
  • Contribute to a positive customer experience for site users and stakeholders.

Where you'll be

Based at Clacton Hopsital

What We're Looking For

We're looking for an individual who is adaptable, practical, and comfortable working within a multi-skilled maintenance environment.

Essential Requirements

  • Level 2 qualification in Carpentry & Joinery.
  • Evidence of qualifications and certificates.
  • Experience within a building maintenance, facilities management, construction, or property maintenance environment.
  • Strong carpentry and fabric maintenance skills.
  • Ability to undertake a variety of maintenance tasks beyond your core trade where required.
  • Excellent customer service and communication skills.
  • Good understanding of health and safety practices.
  • Full UK Driving Licence.

Desirable

  • Experience working within healthcare, public sector, or commercial property environments.
  • Knowledge of compliance requirements within building maintenance.
  • Experience working within a multi-disciplinary estates team.

What We Can Offer You

In return, we offer a competitive salary starting from £30,000 and a comprehensive benefits package, including:

  • 27 days annual leave plus bank holidays.
  • NHS Pension Scheme.
  • Access to learning and development opportunities.
  • Employee Assistance Programme.
  • Cycle to Work Scheme.
  • NHS and retail discounts.
  • A supportive team environment with opportunities to develop your skills and career.

An organisation with a purpose

We are an organisation with a passion for giving back. Putting money back into the NHS, supporting our communities, and working towards becoming net zero carbon by 2050, we ensure every colleague has the opportunity to make a real difference.

At NHS Property Services, we’re committed to creating an inclusive workplace where everyone can thrive. We welcome applications from all backgrounds and will make reasonable adjustments throughout the recruitment process and in the workplace to support your needs.

We celebrate diversity and are committed to creating an environment where people love to work and can fulfil their potential.
