Tribell is a new joint venture formed by Trinova Real Estate and Campbell Property UK Ltd. We are a lively and informal investment and asset management company, which has developed and operated over £1 billion of office and residential assets across the UK. Bread & Butter Collective is the marketing platform under which these properties are managed.

The Role

We are looking for a Property and Grounds Maintenance Operative for our portfolio of properties in Newcastle. The position will require travelling around the Newcastle area where our properties are located.

The successful candidate will be responsible for the following:

Property Maintenance:

Performing planned and reactive maintenance works such as:

  • General property maintenance;
  • Basic carpentry and joinery;
  • Minor plumbing & electrical works;
  • Minor decorating works;
  • Garden and grounds maintenance; and
  • Communal cleaning, litter picking, seasonal gritting and overall site presentation.

Statutory Compliance:

  • Completing and adhering to health and safety risk assessments and method statements;
  • Routine property safety checks, including emergency lighting and fire alarm tests; and
  • Completing legionella management procedures including water temperature tests.

Customer Services:

  • Liaising with the Customer Services team and tenants to diagnose issues, communicate progress and recording updates on our property management systems;
  • Facilitating occasional property viewings; and
  • Completing ad hoc property inspections.

Skills and Requirements

The skills and experience that we feel are essential for this role are:

  • Full drivers' licence and access to your own vehicle;
  • Planning & Prioritisation: You will be capable of carrying out the day-to-day planning of your work. You will manage the prioritisation of tasks assigned to you, and you will be required to escalate issues or situations that may arise from any conflict within this; and
  • Adaptability & Flexibility: You will be able to adapt to and support new processes and practices and make recommendations and suggestions for improvement.
  • Able to provide your own tools to carry out necessary tasks (larger equipment, materials and cleaning essentials will be provided where required; 
  • The skills and experience to complete the property maintenance related tasks listed above;
  • A friendly, upbeat and positive attitude, and the ability to remain patient in all situations;
  • The ability to communicate and work with people at all levels, both internally and externally;
  • Basic computer skills, including sending emails, sending photographs and updating jobs on our property management system. Full training will be provided;

  • The salary for this role is £26,000 - £29,000 per annum based on skills and experience;
