Hours: Monday to Friday, 8:00am – 5:00pm (30-minute unpaid break)

Megaclose Ltd is a well-established student accommodation provider with over 20 years' experience in Nottingham. We manage a substantial portfolio of high-quality student properties, all located within approximately half a mile of Nottingham Trent University.

With our properties concentrated in Nottingham city centre, travel between sites is quick and straightforward. This allows our maintenance team to spend less time travelling and more time resolving issues and maintaining our properties to a high standard.

Our dedicated maintenance office and stores at 120 North Sherwood Street provide the team with the facilities, materials, equipment and support required to carry out their work efficiently.

We take great pride in the standard of our properties and the service we provide to our tenants. We are now looking for an experienced Property Maintenance Technician to join our established in-house team.

This is an important role within the business and would suit someone who takes pride in their workmanship, is reliable and organised, and enjoys the variety and responsibility that comes with working across a large property portfolio.

The Role

This is a hands-on, multi-trade maintenance position covering the day-to-day repair, maintenance and upkeep of our student accommodation.

The successful candidate will need to be confident diagnosing problems, carrying out repairs and finding practical solutions. You should have a broad range of maintenance skills and be comfortable working across areas including plumbing, basic electrics, joinery, decorating and general building maintenance.

You will be part of a small, professional in-house maintenance team, while also being expected to work independently, manage your own workload and take responsibility for seeing jobs through from diagnosis to completion.

Key Responsibilities

  • Carry out a wide range of day-to-day property maintenance and repairs across our student accommodation portfolio.
  • Diagnose faults and identify practical, effective and cost-efficient solutions.
  • Undertake repairs involving plumbing, basic electrical work, joinery, decorating and general building maintenance.
  • Respond promptly and professionally to maintenance requests and tenant issues.
  • Carry out planned preventative maintenance (PPM), routine inspections and other scheduled maintenance tasks.
  • Identify potential problems at an early stage and report or resolve them before they develop into larger issues.
  • Complete all works to a high standard and within agreed timescales.
  • Maintain a clean, tidy and safe working environment.
  • Accurately record completed works, materials used and time spent where required.
  • Communicate professionally with tenants and provide clear updates regarding repair works.
  • Work closely with the maintenance and property management teams to ensure jobs are prioritised and completed efficiently.
  • Follow company procedures, health and safety requirements and relevant legislation at all times.
  • Report significant defects, safety concerns or works requiring specialist contractors to management.
  • Assist with property preparation, repairs and general maintenance during busy student changeover periods.
  • Support other members of the maintenance team when required.
  • Participate in the company's on-call rota, approximately one week in every three. On-call call-outs are paid separately from the basic salary.

Candidate Requirements

We are looking for an experienced maintenance professional who can hit the ground running and make a positive contribution to our team.

The ideal candidate will have:

  • Proven experience in property maintenance, building maintenance or a similar multi-trade role.
  • A broad practical skill set covering plumbing, basic electrics, joinery, decorating and general maintenance.
  • The ability to diagnose faults and determine appropriate solutions without unnecessary reliance on contractors.
  • Good knowledge of health and safety and safe working practices.
  • The ability to work independently and effectively manage and prioritise your own workload.
  • A reliable, organised and proactive approach.
  • Strong practical problem-solving skills.
  • Good attention to detail and pride in the quality of your workmanship.
  • Strong communication and customer service skills.
  • A professional and courteous manner when dealing with tenants.
  • The ability to work effectively as part of a small, established team.
  • Flexibility to respond to urgent maintenance issues when required.
  • A full UK manual driving licence with no more than 3 penalty points – essential.

Desirable Experience and Qualifications

The following would be advantageous but are not essential:

  • Relevant trade or maintenance qualifications.
  • Electrical qualifications or practical electrical experience.
  • Plumbing qualifications or practical plumbing experience.
  • Previous experience working in residential or student accommodation.
  • Experience of planned preventative maintenance (PPM).
  • Experience working within property management, facilities management or a similar environment.

Working Environment

The role will involve working across Megaclose's portfolio of student accommodation in central Nottingham, with the majority of properties located within a very short distance of one another.

The close proximity of our properties means that travelling between jobs is kept to a minimum, enabling the maintenance team to respond quickly to issues and work efficiently throughout the day.

The successful candidate will be provided with a company van, fuel card, mobile phone, uniform and the equipment required to carry out their duties.

On-Call Requirement

The successful candidate will participate in an approximately one-week-in-three on-call rota.

On-call duties involve responding to genuine out-of-hours maintenance emergencies when required.

On-call call-outs are paid separately from the basic salary.
