Role Overview

The Junior Mechanical Estimator supports the Mechanical Estimating Team in preparing accurate and competitive cost estimates for HVAC and mechanical building services projects.

This role is ideal for someone starting their career in estimating within the mechanical sector, with a focus on developing technical knowledge, commercial awareness, and proficiency in digital estimating tools such as Procore.

You will assist in analysing tender documentation, quantifying mechanical works, and contributing to cost planning across fast-paced projects including retail fit-outs, refurbishments, and new builds.

Key Responsibilities

Estimating & Cost Planning

  • Assist in preparing detailed cost estimates for HVAC and mechanical installations
  • Take off quantities from drawings and specifications (ductwork, pipework, plant, insulation, controls)
  • Support pricing of materials, labour, and specialist subcontract packages
  • Input and manage estimate data within Procore estimating tools
  • Help build and maintain a structured cost database for mechanical services

Tender Analysis

  • Review tender drawings, specifications, and schedules
  • Identify scope requirements for:
  • Heating systems (LTHW, boilers, plant rooms)
  • Ventilation and ductwork systems
  • Air conditioning systems (VRF/VRV, splits)
  • Domestic water services
  • BMS/control elements (where applicable)
  • Assist in identifying risks, gaps, and value engineering opportunities

Supplier & Subcontractor Engagement

  • Issue enquiries to suppliers and subcontractors
  • Analyse and compare quotations
  • Build relationships with HVAC suppliers and specialist subcontractors
  • Assist in evaluating most cost-effective and compliant solutions

Documentation & Governance

  • Support preparation of tender submission documents
  • Assist in completing the PCA-01 Project Cost Adjudication Form
  • Ensure all estimate documents are:
  • Reviewed internally with the project team
  • Saved correctly within the Commercial project folders
  • Maintain clear audit trails for all pricing decisions

Project Handover Support

  • Assist in preparing handover documents for successful tenders
  • Ensure all cost assumptions, exclusions, and risks are clearly documented
  • Provide support to Project Managers during project start-up

Software & Systems

  • Procore (Estimating & Project Management)
  • Microsoft Office Suite (Word, Outlook, basic Excel use where required)
  • Digital drawing tools (e.g., PDF mark-up/take-off software)

Skills & Competencies

Technical

  • Basic understanding of HVAC/mechanical systems
  • Ability to read and interpret construction drawings
  • Numerically confident with strong attention to detail

Commercial Awareness

  • Understanding of cost components (labour, materials, plant)
  • Awareness of project budgets and financial impact of decisions

Organisational

  • Ability to manage multiple tenders simultaneously
  • Strong document control and structured working approach

Communication

  • Clear and professional communication with internal teams and suppliers
  • Willingness to ask questions and learn from feedback

Training & Development

You will follow a structured training pathway aligned with progression to Mechanical Estimator, including:

  • Proficiency in Procore estimating tools
  • Mechanical/HVAC systems fundamentals
  • Reading and interpreting M&E drawings
  • Cost planning and pricing techniques
  • Supplier and subcontractor engagement
  • Commercial awareness and tender adjudication processes

External HVAC and estimating training courses will be incorporated into your development plan.

Career Progression

Junior Mechanical Estimator → Mechanical Estimator → Senior Mechanical Estimator

Working Hours

Typically Monday–Friday, with flexibility required to meet tender deadlines.

Holiday Entitlement

Requirements

Essential

  • Interest in construction, mechanical services, or HVAC systems
  • Good numeracy and IT skills
  • Strong attention to detail
  • Full UK Driving Licence (preferred due to nationwide projects)

Desirable

  • Relevant qualification (Mechanical Engineering, Building Services, or similar)
  • Previous experience in construction or estimating (placement/apprenticeship)
  • Basic understanding of HVAC systems and terminology
