Multi-Trade Operative — Reactive & Planned Maintenance
Coastline Facilities Support Services Ltd Southampton / Swanwick £37,500 – £40,000 per year, DOE + company van & fuel card Full-time, permanent
Experienced Multi-Trades Wanted
Are you an experienced Multi-Trade Operative who takes pride in doing the job properly? Strong on the tools, organised, and confident turning your hand across a range of repairs?
Coastline is growing fast, and we're looking for a number of skilled multi-trades to join our team. We've got plenty of work on and we need reliable, organised tradespeople to help us deliver it.
You don't need to have worked in social housing. Most of our team has come through that route, so it's a real advantage — but if you've got solid maintenance experience from another background, we want to hear from you. The one thing we won't budge on is experience. This isn't a role for someone learning the trade.
The Role
This is an on-the-road role based from our Swanwick office, working from a fully equipped, well-stocked van. You'll attend scheduled appointments and complete a wide mix of reactive repairs, planned maintenance and void works across the housing sector.
No two days are the same. One job might be a couple of hours' reactive repair; the next could be a planned project running a week or two. You could be doing plumbing and carpentry repairs in an occupied home one day, then working on a kitchen or bathroom, a void turnaround, flooring, tiling or wet-wall boarding the next.
You'll get your schedule through our in-house job-management system, and you'll be expected to use it properly — updating job progress, uploading before/during/after photos, writing clear reports and keeping the office informed.
We work as a team. You'll be part of an experienced crew, and we put a lot into keeping our teams working well together across our divisions. If you like being part of a proper team rather than out on your own, you'll fit right in.
Trades We're After
You don't have to be a specialist in everything, but you do need to be confident across a broad range of day-to-day repairs.
- Carpentry is essential — doors, locks, skirting, architraves, kitchen units, worktops, boxing-in and general timber repairs.
- Plumbing experience is a big bonus — leaks, taps, wastes, toilets, basins, baths, showers and basic pipework.
- Kitchen and bathroom repairs and replacements, bath panels, shower screens, silicone and mastic.
- Wet wall panels, AquaBoards, AquaPanels and bathroom cladding.
- Tiling, flooring, plaster patching and making good.
- Window and door overhauls, including basic UPVC repairs.
(Electrical work isn't a requirement — this is a general multi-trade maintenance role.)
Where You'll Work
On-the-road role based from Swanwick, covering Portsmouth, Southampton, Winchester, Basingstoke, Newbury, Thatcham, Reading and surrounding areas. You'll need to be happy travelling across these locations.
First-Time Fix, WIP & KPIs
We're very focused on strong KPI performance for our clients, especially first-time fix on reactive repairs. We want someone who turns up prepared — right tools, materials and van stock to get the job done properly the first time wherever possible. That means planning ahead, keeping WIP moving, flagging follow-on works clearly, and keeping the office updated so jobs don't sit open.
Reporting & Job Management
All jobs run through our online job-management system, so you must be comfortable using a smartphone or tablet. You'll be responsible for:
- Receiving and updating jobs through the system
- Taking clear before, during and after photos
- Writing accurate job notes and reports
- Recording materials used or required
- Reporting follow-on works and access issues
- Closing jobs down properly once complete
Clear reporting matters. The office relies on accurate information to update clients and arrange any follow-on works quickly.
Customer Service & Standards
You'll often be the face of Coastline in a tenant's home, so a polite, professional and respectful approach is essential. You'll attend on time and prepared, work cleanly in occupied homes, protect residents' property, wear company uniform, and represent Coastline to a high standard.
Essential Requirements
- Minimum 3 years' experience as a Multi-Trade Operative or in property maintenance
- Strong carpentry skills
- Confident across multiple trades — plumbing, kitchens, bathrooms, tiling, flooring, making good and general repairs
- Experience working in occupied homes
- Comfortable using a smartphone or tablet for job sheets, photos, reports and CRM updates
- Able to write clear job notes and reports
- Organised — able to manage your materials, van stock, tools and workload
- Strong communication skills and a team-player attitude
- Full UK driving licence
- Own hand tools
- High standards of workmanship, tidy and professional
Desirable (a Plus, Not a Must)
- Experience in social housing, housing association properties, voids or responsive repairs
- Planned kitchen and bathroom programme experience
- Wet wall / AquaBoard / cladding experience
- UPVC window and door repair experience
- Basic roofline, guttering or external repair experience
- NVQ or trade qualifications, CSCS card, Asbestos Awareness certificate
- Previous experience using job-management apps or CRM systems
What's In It For You
- £37,500 – £40,000 per year, depending on experience and qualifications
- Company van and fuel card
- Fully equipped, well-stocked van
- Company uniform
- 23 days' annual leave plus 8 bank holidays
- 1 extra day's leave per year of service for your first 5 years
- Company pension scheme
- Sick pay and bereavement leave
- Training, development and career progression
- Cycle to work scheme
- Employee of the Month awards and performance bonuses
- Regular team-building events
- Supportive team culture
- Free on-site parking

Application question(s):
- You're working in a property built in the 1970s and you need to drill into a textured (Artex-style) ceiling. What do you do?
- You're called to a leak under a kitchen sink. What are the first things you check, and what's your first action before doing anything else?
- You arrive at a job, but the repair needs a part you don't have on the van. What do you do — talk us through the whole process from that moment.
- A tenant reports a door that's catching and won't close properly. Walk us through how you'd diagnose and fix it.
- You knock on a door for a scheduled repair and the tenant seems vulnerable or confused, or you're not sure they should let you in. How do you handle it?
