Full job description
About Calton Living
Calton Living is a serviced accommodation company operating a growing portfolio of serviced apartments and guest houses across Edinburgh and London.
As our portfolio continues to grow, we are looking for a proactive and hands-on Maintenance Operative to take ownership of property maintenance, repairs, painting and upkeep across our Edinburgh portfolio, ensuring our properties remain safe, well-maintained and consistently presented to a high standard.
The Role
This is a varied, hands-on role suited to someone who takes pride in their work, has a keen eye for detail and enjoys finding practical solutions to problems. You will be responsible for overseeing and completing day-to-day maintenance, painting and decorating, co-ordinating contractors, managing preventative maintenance programmes and ensuring issues are resolved efficiently.
Working alongside Reservations, Operations and Housekeeping, you will play a key role in maintaining the quality of our properties, minimising disruption to guests and protecting the long-term condition of our buildings and furnishings.
We are looking for someone who is organised, resourceful and comfortable taking ownership of issues from identification through to resolution.
Key ResponsibilitiesProperty Maintenance & Repairs
- Carry out routine maintenance, repairs and general handyman tasks across our serviced apartments and guest houses.
- Respond promptly to maintenance issues reported by guests, housekeeping and the wider team.
- Diagnose faults and resolve issues wherever possible, including basic plumbing, joinery, decorating, furniture repairs and general building maintenance.
- Carry out interior painting, including touch-ups between guest stays and repainting rooms and communal areas when needed.
- Identify and address maintenance issues before they develop into more significant problems.
- Ensure properties, fixtures, fittings and equipment are maintained to a high standard.
Preventative Maintenance & Inspections
- Develop and manage a preventative maintenance schedule across the portfolio.
- Conduct regular property inspections to identify defects, wear and tear, damage and opportunities for improvement.
- Maintain accurate records of inspections, repairs, certificates and outstanding maintenance tasks.
- Carry out regular checks of appliances, fixtures, fittings and building systems, escalating specialist issues where required.
- Support periodic refurbishment, redecoration and property improvement projects.
Contractor & Supplier Management
- Coordinate external contractors and specialist trades where work falls outside your expertise.
- Obtain quotations, assess costs and ensure work is completed to an appropriate standard and within agreed budgets.
- Build reliable working relationships with contractors and suppliers.
- Monitor the quality, cost and timeliness of external maintenance work.
Health, Safety & Compliance
- Help ensure our properties remain safe for guests, staff and contractors.
- Support the coordination of statutory inspections, servicing and remedial works, including fire safety, electrical and other relevant building compliance requirements.
- Identify and promptly escalate potential health and safety risks.
- Ensure maintenance activities are carried out safely and in accordance with relevant procedures.
Teamwork & Communication
- Work closely with Operations, Housekeeping and Reservations to prioritise maintenance requirements and minimise disruption to guests.
- Keep the team and other relevant stakeholders informed of ongoing works, property defects and any issues affecting availability or guest experience.
- Maintain clear records of completed work, outstanding tasks, contractor visits and associated costs.
- Take ownership of maintenance requests through to completion, ensuring nothing is overlooked.
About You
We are looking for someone who is practical, reliable and takes genuine pride in maintaining properties to a high standard.
- Previous experience in property maintenance, facilities maintenance, building maintenance or a similar hands-on role.
- Strong practical skills and the ability to carry out a range of general repairs and maintenance tasks.
- Excellent problem-solving skills and the ability to identify the cause of issues rather than simply treating the symptoms.
- A keen eye for detail and a commitment to quality.
- Strong organisational skills and the ability to prioritise competing demands.
- A proactive approach, with the confidence to work independently and take ownership of tasks.
- Good communication skills and the ability to work collaboratively with different teams.
- A full, valid UK driving licence and the ability to travel between properties across Edinburgh.
- A flexible, solutions-focused approach when responding to urgent maintenance issues.
Pay: £35,000.00 per year
Benefits:
- Company car
Work Location: In person
