LETTINGS VIEWING & INSPECTION AGENT
Property Genius | Chorlton, Manchester
£13.50 per hour | Permanent | Five days preferred; four days considered
Enjoy meeting people, getting out and about, and noticing the details that others might miss?
Property Genius is looking for a friendly, organised person to carry out rental property viewings, inspections and inventories across South Manchester and surrounding areas. You'll help prospective tenants explore their next home and give our property managers accurate, useful records of the properties we look after. Previous property experience is welcome, but we're happy to train the right person.
YOUR WORKING DAY
You'll usually start at our Chorlton office, collecting keys, reviewing your diary and checking for cancellations or changes before heading out to appointments.
- Lettings viewings: prepare properties for visitors, welcome applicants, build rapport and show them around in a way that suits them.
- Questions and feedback: answer questions using the property information provided, understand applicants' requirements and record honest, comprehensive feedback in the app.
- Next steps: explain how applicants can express interest and update their search requirements where appropriate. Our property managers handle offers and application administration.
- Property inspections: photograph rooms, record condition and flag maintenance issues or possible tenancy breaches for the office team to review.
- Inventories, check-ins and check-outs: update previous reports or create new ones, carefully document condition and take meter readings.
- Appointment administration: respond to viewing enquiries, book appointments and keep records up to date between visits.
- Keys and security: collect and return keys securely, follow access instructions and leave properties as you found them.
You'll use the Street Agent App for your viewing diary, property information and feedback, and Inventory Hive to complete inspection and inventory reports while at the property. Reports sync to the office team.
ABOUT YOU
- A valid UK driving licence and your own car for appointments are essential.
- A friendly, professional manner and confidence speaking with different people.
- Excellent attention to detail and clear written communication.
- Good timekeeping and the ability to adapt when plans change.
- Confidence working independently, with support from the office.
- Comfort using a smartphone or tablet and learning straightforward software.
- Respect for people's homes, privacy and belongings.
Customer service experience would be helpful. Experience in lettings, inspections or inventories is useful but not essential.
WHAT WE OFFER
- £13.50 per hour.
- Business mileage reimbursed at 55p per mile, plus necessary appointment parking.
- Training in our systems and processes, including shadowing an experienced colleague.
- A company phone or iPad mini available for work.
- Direct support from the business owner and the wider property management team.
- 28 days' paid holiday including bank holidays for the standard five-day working pattern, adjusted proportionately for the agreed hours.
- Permanent employment with a six-month probationary period.
LOCATION AND HOURS
Our office is at 424 Barlow Moor Road, Chorlton, Manchester, M21 8AD. You'll attend the office to collect and return keys and help with appointment administration.
Most appointments are in South Manchester, with some travel to Stockport, eastern Trafford and Manchester city centre.
Weekday hours are 9:30am–5:30pm with a one-hour lunch break. We would prefer five working days per week, but will consider four.
Saturday availability is welcome but not essential. If you would like to include Saturdays, the hours are 10am–3pm, with Monday off instead, giving you Sunday and Monday off together. We'll agree your regular working pattern with you.
