Working directly with senior leadership, you will play an active role in shaping investment decisions, structuring acquisitions, securing funding and executing complex development transactions.

The Opportunity

We are seeking an ambitious and commercially minded Real Estate Investment & Acquisitions Associate to join our growing investment and capital team.

This is a high-impact role for someone who enjoys analysing complex transactions, identifying value, solving commercial problems and helping execute major real estate investments.

You will be involved throughout the entire investment lifecycle from sourcing and underwriting opportunities through to funding, acquisition, development strategy and asset management.

The successful candidate will be expected to think like an investor, not simply an analyst.

You should be capable of independently assessing investment opportunities, challenging assumptions, identifying risks and opportunities, and presenting clear commercial recommendations to senior leadership with minimal supervision.

Key Responsibilities

Investment Analysis & Underwriting

  • Lead the financial underwriting of acquisitions, developments and investment opportunities.
  • Build, maintain and continually improve sophisticated financial models.
  • Prepare development appraisals, investment analyses and valuation models.
  • Assess pricing, development viability, funding structures and investment returns.
  • Undertake sensitivity analysis and scenario modelling.
  • Evaluate commercial risks, opportunities and value creation strategies.
  • Review consultant reports, planning information and technical due diligence from a commercial perspective.

Acquisitions & Transactions

  • Support the sourcing, evaluation and execution of acquisition opportunities.
  • Coordinate legal, planning, technical, commercial and financial due diligence.
  • Work alongside senior leadership throughout transaction negotiations.
  • Assist with deal structuring, funding strategies and transaction execution.
  • Help drive acquisitions through to completion while proactively identifying and resolving issues.

Capital Raising & Investment Reporting

  • Prepare lender submissions and debt funding proposals.
  • Produce institutional-quality investment memorandums and Investment Committee papers.
  • Prepare investor presentations and project summaries.
  • Build and manage transaction data rooms.
  • Coordinate due diligence requests from lenders, investors and professional advisers.
  • Present financial and commercial information clearly and professionally to internal and external stakeholders.

Market Research & Strategy

  • Monitor investment markets, macroeconomic trends and sector performance.
  • Analyse comparable transactions, rental markets, pricing and investment yields.
  • Identify emerging opportunities, market risks and sector trends.
  • Support wider investment strategy and portfolio management initiatives.

Innovation & Technology

  • Leverage AI and modern analytical tools to improve underwriting, research and reporting.
  • Identify opportunities to automate processes and improve investment decision making.
  • Continuously improve the quality, speed and accuracy of financial analysis through technology.

The successful candidate should possess strong experience in many of the following areas:

  • 3-5 years of experience within UK real estate investment, development, private equity, capital markets or real estate finance.
  • Comes from a Real Estate Private Equity, Property Investment, Property Development, Development Finance, Capital Markets, Investment Banking (Real Estate), Corporate Finance, Institutional Investors, Leading Property Consultancies background.
  • Advanced Excel financial modelling

Experience using Power BI, ARGUS Enterprise or other analytical platforms would be advantageous but is not essential.

You should have demonstrable experience underwriting and evaluating large-scale UK real estate transactions and developments.

Ideally, you will have worked on projects with Gross Development Values ranging from £50 million to £1 billion+, either within an investment, development, advisory, lending or institutional environment.

Working Arrangements

This is a primarily office-based role in London.

Given the scale of our projects and the international nature of our funding and investment relationships, some flexibility around working hours will occasionally be required.
