Reports to: Operations Manager, works with Property Managers and Site Caretakers

Employment Type: Part Time – typically 3 days

Rate: £18.50 per hour, plus mileage between sites (ex Argent), holiday’s accrued at 1 day per month based on 3 day working, emergency call out outside of standard company working hours - rate +50%, emergency call out on employees non working day but within company working - rate +25%

Job Summary
To support and maintain MIA’s portfolio of properties, ensuring buildings are safe, well-presented, and functioning effectively on a day-to-day basis. As part of a small team, this is a visible and important role that involves working closely with MIA staff, contractors, caretakers, and electricians to address maintenance needs and uphold property standards.

The RCML will take a proactive approach to identifying and resolving issues across multiple sites, assisting with routine maintenance, inspections, and general upkeep. The role requires flexibility to move between properties as needed, providing cover and additional support where required.

There will be a particular focus on health and safety, including supporting fire prevention measures such as monitoring alarm systems, checking fire doors, and ensuring compliance with safety procedures. The role will also involve assisting with a range of general building improvements and maintenance tasks to ensure properties remain in good condition. This will include fitting small kitchens and improving units ready for new licensees.

It will also involve making audits and checks following MIA procedures to ensure our fire prevention measure and safety measures are being implemented.

Training will be provided in caretaker core modules (fire door inspection, etc..)

Based at the Argent centre JQ (free parking on site) the RCML will be required to work across all of the MIA sites and will report to the Operations Manager and work closely with the Property Managers, dependant on maintenance works/caretaker duties undertaken.

This is a part time role working typically 3 days per week 8:30am until 17:30pm (1-hour unpaid lunch break), with flexibility for additional days if site cover is required. For example when a caretaker is on holiday 4 or 5 days in one week may be required. MIA would also offer flexibility with holidays with unpaid holiday requests considered in advance.

Duties will include:

· General repair and maintenance of all properties

· Fitting kitchens / toilets and Fitting and Servicing TMV valves (training provided)

· Overseeing and working with contractors

· Reporting issues/jobs to the Property Managers / Operations Manager

· Painting and decorating

· Plumbing works including clearing blockages.

· Carpentry works

· Grounds maintenance

· Upgrading void units, tidying, preparing.

· Discussing complex jobs with the Property Managers to identify the correct solution.

· Auditing, checking Caretakers are correctly maintaining records, weekly checks, monthly checks, etc.

· Additional Audits (for example Fire Door Inspections as requested by the Ops Manager).

· Supporting caretakers as required.

· Supporting and supervising contractors as required

· Supporting electricians as required.

· Covering at other sites if needed

· 24/7 call out when local caretaker is absent (holiday etc.) or in emergency situations.

A job list will be provided showing the works needed at each building. This will be agreed based on priority by the Operations & Property Managers.
