Full job description

Lettings is the fastest-growing part of our business and we are building the team to match. This is a first-rung role for someone who wants to learn the lettings side of estate agency properly — registering applicants, booking and running viewings, negotiating offers and getting tenancies over the line — with experienced people around you to learn from.

About Brookings

Brookings sells, lets and manages residential property across Havering and the surrounding area. We are ARLA Propertymark protected, we pay our landlords the same day rent clears, and every managed landlord and tenant has a named property manager they can actually get hold of. We are an independent agency with real ambition — a second high street office, a growing lettings book and an internal awards and development structure are all on the plan for the next three years — and we would rather grow people from within than hire around them.

What success looks like

Twelve months in, you will be running your own viewings diary with confidence, registering and qualifying applicants without needing a second pair of eyes, negotiating straightforward offers between landlord and tenant, and holding a clean, accurate record of every conversation in our CRM. You will know our stock, our landlords and our patch — and you will be ready to start taking on your own valuations.

What you’ll do

  • Register and qualify new applicants, understand what they actually need, and match them to the right properties
  • Book, confirm and carry out viewings — including some Saturdays on a rota
  • Gather honest viewing feedback and get it to the landlord quickly
  • Negotiate offers between landlord and tenant and agree terms both sides are happy with
  • Progress agreed lets through referencing, paperwork and move-in, keeping everyone informed at each stage
  • Keep our CRM (Street) accurate and up to date — every call, viewing and offer logged
  • Spot valuation and landlord opportunities and pass them to the right person

What we’re looking for

Required

  • A full UK driving licence and access to a car
  • Confident, warm phone manner and comfortable talking to people you have never met
  • Organised enough to run a busy diary without dropping things
  • Clear written English — you will be emailing landlords and tenants daily

Preferred

  • Some experience in lettings, sales, hospitality, retail or another customer-facing role
  • Local knowledge of Romford, Havering or east London
  • An interest in working towards ARLA Propertymark qualifications

No property experience? Still apply. We will teach you lettings. We cannot teach you to care about doing a good job.

What we offer

  • £18,000 to £20,000 basic plus commission on agreed lets - £28,000 to £30,000 OTE
  • Structured training and support towards ARLA Propertymark qualifications
  • A clear route to Lettings Negotiator and beyond as the department grows
  • 20 days holiday plus bank holidays
  • Pension
  • Mileage paid
  • Summer and Christmas team events, and an internal awards programme

How to apply

Send your CV and a short note telling us why this role interests you to Taylor@brookings.co.uk. No cover letter template needed — a few honest lines will do.

We will be reviewing all CV's after the closing date of 1st September and successful applicants will hear from us by the 8th September.

Pay: £28,000.00-£30,000.00 per year

Benefits:

  • Company pension
  • On-site parking

Work Location: In person
