About the role

We are looking for a diligent and proactive Property Compliance Officer to take ownership of regulatory compliance across our property portfolio. You will ensure all properties are fully licensed and certificated at all times, while conducting regular on-site inspections to maintain high standards of safety and condition. This is a critical role that protects both our tenants and our business.

Key responsibilities

  • Manage and maintain all compliance documentation across the full property portfolio, ensuring certificates and licences are valid, current, and renewed proactively ahead of expiry.
  • Administer HMO (House in Multiple Occupation) licences from application through to renewal, liaising with local authorities and ensuring properties meet all licensing conditions.
  • Maintain up-to-date records of all statutory certificates including Gas Safety, Electrical Installation Condition Reports (EICR), Energy Performance Certificates (EPC), Fire Risk Assessments, and PAT testing.
  • Conduct daily property inspections across the portfolio to assess condition, identify maintenance issues, and ensure properties are well-managed and compliant with tenancy agreements.
  • Log, track, and follow up on all inspection findings, coordinating with maintenance contractors to ensure timely resolution of any issues identified.
  • Identify and flag any properties at risk of non-compliance and implement corrective actions within agreed timeframes.
  • Keep abreast of changes in property legislation, licensing requirements, and regulations, advising management on any required changes to procedures or processes.
  • Maintain accurate compliance records and produce regular reports for management on portfolio-wide compliance status.
  • Build and maintain productive working relationships with local councils, licensing authorities, contractors, and other relevant third parties.

Essential requirements

  • Proven experience in a property compliance, management, or lettings role.
  • Strong knowledge of HMO licensing regulations and the wider private rented sector regulatory landscape.
  • Understanding of key statutory compliance areas: Gas Safety, EICR, EPC, Fire Safety, and relevant housing legislation.
  • Excellent organisational skills with the ability to manage multiple deadlines simultaneously.
  • High attention to detail and commitment to accuracy in record-keeping.
  • A full, valid UK driving licence and willingness to travel between properties daily.
  • Strong written and verbal communication skills.

Desirable attributes

  • Experience working with a property management or compliance software system.
  • Familiarity with local authority enforcement processes and licencing frameworks.
  • Experience managing relationships with contractors and service providers.
  • Self-motivated with the ability to work independently and manage your own schedule.
