Company: Big Works
Location: Chesterfield, Derbyshire, with travel across the East Midlands
Salary: £40,000–£45,000 per year, plus performance-related bonus
Job type: Full-time, permanent
About Big Works
Big Works is developing its presence in the construction and property maintenance market, with a focus on roofing, property refurbishments, extensions, loft conversions, and general building work.
We are looking for a commercially minded, hands-on Business Development & Operations Manager to help grow the business, secure new contracts, build a reliable network of subcontractors, and oversee projects from initial enquiry through to completion.
This is an opportunity for an ambitious individual who wants to take responsibility for business growth and play a key role in building a successful construction and property maintenance company.
The Role
You will be responsible for generating new business, developing customer relationships, sourcing and coordinating subcontractors, and ensuring projects are delivered professionally and profitably.
We are looking for someone who can take initiative, identify opportunities, and turn them into profitable work rather than simply waiting for enquiries to arrive.
Key Responsibilities
Business Development & Sales
- Proactively identify and secure new business opportunities.
- Build relationships with property developers, letting agents, estate agents, landlords, commercial property owners, and main contractors.
- Source opportunities for roofing contracts, property refurbishments, extensions, loft conversions, and maintenance projects.
- Identify and pursue suitable commercial contracts and tender opportunities.
- Arrange meetings, conduct site visits, follow up quotations, and negotiate with prospective customers.
- Develop strategies to generate a consistent pipeline of new work.
- Build long-term relationships that generate repeat business.
Subcontractor Recruitment & Management
- Recruit and develop a reliable network of skilled subcontractors and tradespeople.
- Source suitable roofers, builders, plumbers, electricians, and other specialists as required.
- Check qualifications, references, insurance, and relevant compliance documentation.
- Obtain competitive quotations and assess subcontractor suitability.
- Coordinate labour and allocate tradespeople to projects according to their skills and availability.
Project & Operations Management
- Coordinate projects from initial enquiry and quotation through to completion.
- Arrange site visits, estimate requirements, schedule work, and coordinate subcontractors.
- Monitor project progress, quality, costs, and deadlines.
- Maintain communication with customers and resolve issues professionally.
- Ensure work is completed to the required standard and that relevant health and safety requirements are followed.
- Identify opportunities to improve efficiency, customer satisfaction, and profitability.
Business Growth & Profitability
- Monitor project costs and margins to ensure jobs are commercially viable.
- Develop and maintain a pipeline of prospective projects.
- Track sales performance, conversion rates, revenue, and gross profit.
- Identify opportunities to expand into new markets and secure larger contracts.
- Help establish systems and processes that support the company's long-term growth.
About You
We are looking for a proactive and commercially driven individual who combines strong sales ability with practical construction or property maintenance experience.
You should be comfortable approaching potential customers, negotiating contracts, organising subcontractors, and taking responsibility for getting projects delivered.
Essential Requirements
- Proven experience in business development, construction sales, project coordination, or construction operations.
- Demonstrable ability to generate new business and develop customer relationships.
- Experience working with subcontractors, tradespeople, or construction projects.
- Strong organisational, communication, and negotiation skills.
- Commercial awareness and an understanding of project costs and profit margins.
- Ability to manage multiple opportunities and projects simultaneously.
- Full UK driving licence and willingness to travel across the region.
Desirable Experience
- Experience in roofing, building, property refurbishment, or property maintenance.
- Existing relationships with property developers, letting agents, landlords, or commercial clients.
- Experience securing commercial contracts or responding to tenders.
- Experience recruiting and managing subcontractors.
- Experience pricing work, preparing quotations, and monitoring project profitability.
Salary & Performance Bonus
The salary will be £40,000–£45,000 per year, depending on experience.
In addition, a performance-related bonus will reward successful business development and profitable project delivery.
Bonus arrangements will be agreed with the successful candidate, with performance assessed against measurable business objectives.
What We Offer
- Competitive basic salary with performance-related earning potential.
- The opportunity to take responsibility for business development and operations.
- Significant scope to influence the company's direction and growth.
- A varied role combining sales, construction, subcontractor management, and project delivery.
- The opportunity to build long-term relationships with customers and develop a strong subcontractor network.
- Career progression as the company expands.
How to Apply
Please submit your CV outlining your relevant experience, particularly your achievements in generating new business, winning construction contracts, and managing projects or subcontractors.
We are particularly interested in candidates who can demonstrate how they have generated profitable work and contributed to business growth.
If you have the commercial drive to win new business and the organisational ability to deliver it successfully, we would like to hear from you.
