About the role

As General Manager, Shoreditch is yours. You’re the person who makes sure everything runs smoothly day to day, keeps the building safe and compliant, and makes every resident and prospect feel they’ve found somewhere special.

This isn’t a GM role with a big team beneath you. You’ll run the building through a network of maintenance, security, cleaning and specialist contractors rather than employees, so you need to be as comfortable chasing a supplier on an overdue job as you are showing a prospect round and closing a lease. One day you’re walking the building with the fire contractor; the next you’re reviewing the leasing pipeline or sorting a resident issue before it becomes a complaint.

You’ll balance commercial performance with operational excellence, pushing the building towards fully leased while keeping standards high. You’ll report straight into the COO and work closely with our Group sales, marketing, finance and community teams, so you’ll have real autonomy without ever being on your own. No two days are the same, and that’s the point.

What you’ll be doing

• Owning occupancy for the building: responding to enquiries, hosting viewings that sell the lifestyle not just the room, and converting prospects into residents
• Managing the leasing process end to end, from first enquiry to signed agreement, making sure every document is accurate and compliant
• Looking after the full resident journey, from onboarding to renewals and move-outs, and driving retention
• Using our CRM and property management systems to track leads, analyse conversion and sharpen your approach
• Overseeing rent collection, arrears and deposits in line with company process and current legislation, working with Credit Control
• Taking ownership of all health & safety responsibilities: statutory inspections, certifications, risk assessments, fire safety, incident reporting and audit readiness
• Managing reactive and planned maintenance, coordinating works so residents are disrupted as little as possible
• Holding contractors and suppliers to account against their SLAs and KPIs, and adopting a no-compromise approach to standards
• Supporting procurement, sourcing quotes and recommending suppliers who deliver real value
• Owning the site budget and OPEX, spotting cost efficiencies and reporting monthly to the COO on occupancy, pipeline, compliance, maintenance and arrears
• Being the face of AndSoul for residents, neighbours and commercial occupiers, and the main point of escalation on site
• Reviewing feedback, resolving complaints and driving resident satisfaction, reviews and NPS
• Working with the Group community team to bring an events calendar to life that residents actually want
• Always looking for ways to improve how the building runs and challenging the status quo

What makes a great AndSoul GM

First and foremost, we’re looking for a self-starter who thrives in a get-stuff-done environment. You’ll be the only AndSoul person on site most days, so you need to be happy rolling your sleeves up, taking ownership and making decisions.

You’ll have some building, site or operational management experience, ideally in co-living, build-to-rent, residential property or hospitality, and you’ll be confident with sales and viewings. A working knowledge of housing legislation and health & safety compliance is important, and experience managing contractors is a big plus. IOSH or NEBOSH, or familiarity with a PMS like Lavanda, would be great but we can help you get there.

More than anything, we care about your people skills, your commercial instincts and your drive. You’ll be warm with residents, credible with contractors and comfortable talking numbers with senior leadership.

Working hours

Our residents come first, so your week is built around them.

You’ll work 40 hours a week, typically Monday to Friday within site hours, with occasional evening or weekend work agreed in advance for viewings, events or busy periods. As the senior person on site, you’ll also act as the point of escalation for out-of-hours emergencies, supported by our contractor arrangements and the wider AndSoul team.
