Maintenance Manager

INT Estates are currently recruiting for a Maintenance Manager to support one of our well-established hotels in Suffolk.

Salary: £35,000-£40,000 per annum
Location: Mid Suffolk

Position Overview

As Maintenance Manager, you will be responsible for overseeing the day-to-day maintenance, upkeep and presentation of the hotel, ensuring the building, grounds, guest areas, back-of-house areas and facilities are maintained to a high standard.

This is a hands-on role that requires strong general maintenance experience, good organisation, the ability to prioritise tasks, and the confidence to manage contractors, maintenance schedules and operational requirements across the hotel. The successful candidate will also support wider hotel operations where required, including room standards, event set-ups, grounds, safety checks and general site support.

Key Responsibilities

General Maintenance

  • Carry out routine inspections, repairs and general maintenance across guest bedrooms, public areas, back-of-house areas and external spaces.
  • Undertake basic plumbing, electrical, carpentry, painting, decorating and general repair tasks where appropriate.
  • Respond to maintenance requests promptly and ensure issues are resolved to a high standard.
  • Support room readiness by ensuring maintenance defects are addressed quickly and effectively.

Planned and Preventative Maintenance

  • Implement and maintain a planned preventative maintenance schedule.
  • Identify potential issues before they become larger problems.
  • Monitor the condition of hotel facilities, fixtures, fittings and equipment.
  • Keep accurate records of completed works, checks and outstanding maintenance tasks.

Health, Safety and Compliance

  • Support the hotel with regular safety checks and compliance-related maintenance tasks.
  • Assist with areas such as fire safety checks, emergency lighting, water temperature checks, legionella control processes and general site safety, where required.
  • Ensure maintenance work is carried out safely and in line with company procedures.
  • Report any significant risks, defects or compliance concerns to senior management.

Contractor Management

  • Liaise with and supervise external contractors for specialist works or larger projects.
  • Obtain quotes where required and ensure works are completed safely, efficiently and to the agreed standard.
  • Monitor contractor attendance, performance and completion of works.

Grounds, Gardening and External Areas

  • Maintain the hotel grounds, gardens, lawns, car park and external areas to a good standard.
  • Support seasonal grounds maintenance and improvement projects.
  • Ensure external areas remain safe, tidy and presentable for guests and visitors.

Operational Support

  • Support wider hotel operations where required, including event set-ups, furniture moves, deliveries, stock movement and general site support.
  • Work closely with the hotel management team, housekeeping, reception, food and beverage, and events teams to ensure the property operates smoothly.
  • Assist with urgent operational issues where maintenance support is required.

Team Management and Communication

  • Provide guidance and support to any maintenance staff or junior team members.
  • Prioritise daily tasks and communicate clearly with department heads.
  • Maintain a positive, proactive and professional approach across the hotel.

Requirements

  • Proven experience in hotel, property, facilities or general building maintenance.
  • Good practical knowledge of general maintenance, including basic plumbing, electrics, carpentry, painting and decorating.
  • Strong organisational and problem-solving skills.
  • Ability to work independently and manage a varied workload.
  • Confident dealing with contractors and suppliers.
  • Good attention to detail and pride in maintaining high standards.
  • Ability to respond to urgent maintenance issues at short notice.
  • Own tools and a reliable vehicle would be advantageous.
  • A flexible approach to supporting the wider needs of the hotel.
