Maintenance Manager - Job Description

About Group Retreats

Group Retreats is a growing hospitality business specialising in exclusive-hire holiday properties across the UK. The Role

This is a senior, managerial and oversight role. Based in our Support Office in Ipswich and reporting to the Head of Operations, you will take responsibility for compliance, planned and preventative maintenance, utility accounts and guest-readiness across our holiday let portfolio.

The hands-on work is carried out on site by our Caretakers and contractors; you direct, schedule, oversee and assure that work, keeping every property to the standard our guests expect. It is predominantly office-based, with planned travel to sites for inspections, project oversight and contractor coordination.

What You Will Do

  • Lead, develop and manage the Assistant Maintenance Manager and Caretakers, setting standards, rotas, holiday cover and performance expectations.
  • Own the planned and preventative maintenance schedule across the portfolio, triaging and prioritising reactive works and tracking them to completion through the on-site teams.
  • Hold group-wide accountability for property compliance and health and safety, ensuring risk assessments and statutory servicing are arranged, current and recorded.
  • Maintain a compliance register and calendar covering statutory certification, with renewals scheduled well in advance.
  • Oversee utility and service accounts across all sites, managing renewals for best value and controlling cost.
  • Plan and deliver improvement projects and maintenance weeks, preparing schedules, budgets, specifications and contractor quotations for approval, and reporting against budget and timeline.
  • Source, vet and instruct external contractors, verifying insurance and method statements and obtaining the required quotations.
  • Maintain oversight of the equipment and furniture inventory across all sites.
  • Provide assurance to Directors through internal validation, recording deviations from standard and managing rectification to completion.
  • Act as the principal point of escalation for property, maintenance and compliance issues, coordinating any response and restoring normal operation.

Essential

  • Proven experience in a maintenance, facilities or property management role, ideally across multiple sites.
  • Strong working knowledge of property compliance and health and safety, including statutory servicing and certification.
  • Experience leading and developing on-site teams and managing external contractors.
  • Confident managing budgets, quotations and supplier and utility accounts.
  • Highly organised, able to plan preventative maintenance and prioritise reactive works under pressure.
  • A full UK driving licence and willingness to travel to sites as required.

Desirable

  • A relevant health and safety qualification (e.g. IOSH or NEBOSH).
  • Experience within holiday lets, hospitality or a managed property portfolio.
  • Experience managing compliance and statutory certification across a property portfolio.
