Full job description

Maintenance Technician — The Laslett & Living Rooms

Living Rooms brings together individually designed residences and The Laslett, our boutique hotel in Notting Hill. We combine the comfort of a home with thoughtful hospitality, beautifully maintained spaces and a personal approach to service.

About the role

We are looking for a reliable, practical and proactive Maintenance Technician to help keep our hotel and residences safe, welcoming and maintained to a high standard.

Working with The Laslett and the wider Living Rooms team, you will carry out planned preventative maintenance, respond to repairs and support property improvements. This is a role across multiple locations, requiring regular travel between our London properties according to operational needs.

Weekend work required.

Our properties include:

  • The Laslett, Notting Hill
  • 65 Harley Street, Marylebone
  • 74–78 Marylebone Lane, Marylebone
  • Weymouth Mews, Marylebone
  • 56 Welbeck Street, Marylebone
  • No. 5 Maddox Street, Mayfair
  • Europa House, Little Venice

Reporting to the Maintenance Manager and working closely with the Maintenance Team, House Managers, Operations and Housekeeping teams, taking pride in quality workmanship while keeping disruption to guests and colleagues to a minimum.

Key responsibilities

  • Carry out general maintenance and repairs, including painting and decorating, minor carpentry, plumbing and appropriate electrical tasks within your training and competence.
  • Complete scheduled property inspections and preventative maintenance to keep guest rooms, apartments, communal areas, fixtures and equipment in good working order.
  • Respond promptly to maintenance requests, prioritising urgent issues and communicating progress clearly.
  • Identify faults affecting heating, ventilation, plumbing, electrical systems and appliances, escalating specialist work to the Maintenance Manager or approved contractors.
  • Support room and apartment readiness by resolving defects and maintaining a high standard of presentation.
  • Coordinate access for contractors and monitor work on site, reporting any concerns about safety, quality or completion.
  • Keep accurate records of inspections, repairs, outstanding issues and materials used.
  • Monitor stocks of tools, parts and supplies, identifying what is needed for upcoming work.
  • Work safely, follow company procedures and attend relevant health and safety training.
  • Support refurbishment and improvement projects as required.
  • Treat guests and their belongings with care, discretion and respect.
  • Work flexibly across the portfolio, including occasional weekends during busy periods and emergency call-outs when required.

About you

  • Previous experience in property maintenance or a similar role, ideally within hotels, serviced apartments or residential buildings.
  • Practical skills across several trades, particularly painting and decorating, plumbing, minor carpentry and general repairs.
  • Working knowledge of building services, including electrical, heating and ventilation systems, with a clear understanding of when specialist support is required.
  • A methodical approach to finding faults and solving problems.
  • Good organisation and time management, with the ability to prioritise work across several properties.
  • Attention to detail and pride in completing work to a high standard.
  • Clear spoken and written English, with the ability to communicate professionally with guests, colleagues and contractors.
  • Confidence using email and keeping maintenance records.
  • Reliability, initiative and the ability to work independently and as part of a team.
  • Willingness to travel regularly between our London locations.

Relevant trade qualifications and a valid driving licence would be an advantage.

What we offer

  • 30 days holiday (inclusive of bank holidays)
  • Travel costs covered when travelling between properties for work.
  • Work tools provided.
  • Company pension and sick pay.
  • Training and development opportunities, including the potential to gain relevant qualifications.
  • Mental health and wellbeing support.
  • Employee discounts, including retail, holidays and restaurants.
  • Company events and an employee referral programme.

If you enjoy practical problem-solving, take pride in your work and understand the difference a well-maintained property makes to a guest’s stay, we would love to hear from you.

Pay: From £32,000.00 per year

Benefits:

  • Company pension
  • Cycle to work scheme
  • Employee discount
  • Sick pay

Work Location: In person
