Full job description
The Job
Smart Property Maintenance (Bridgend) Limited is looking for an experienced, reliable and versatile Property Maintenance Person / Handyman to join our team on a permanent, full-time basis.
This is a varied, hands-on role working across a diverse portfolio of residential, commercial and hospitality properties throughout Bridgend, South Wales and the surrounding areas.
You’ll work closely with our wider property businesses, including Smart Lettings, Wisemove Estate & Lettings Agents and PCT Pubs and Inns Limited, carrying out planned, preventative and reactive maintenance across rented homes, offices, pubs, commercial premises and other properties within the wider group.
We’re looking for a practical all-rounder who can be trusted to take ownership of jobs, assess what needs doing, organise the necessary materials and complete repairs safely and to a high standard.
No two days will necessarily be the same.
What You’ll Be Doing
Your day-to-day work will include a broad range of property maintenance tasks, such as:
- General property repairs and maintenance
- Basic carpentry and joinery
- Minor plumbing repairs
- Painting and decorating
- Minor plastering, filling and making good
- Tiling, grouting and sealing
- Repairing doors, locks, handles, cupboards, shelving and fixtures
- Kitchen unit and worktop repairs
- Minor flooring repairs
- Fencing, gates and basic external maintenance
- Preparing residential properties between occupancies
- Attending maintenance issues reported by tenants and property managers
- Carrying out maintenance and repairs at pubs and commercial premises
- Identifying defects and reporting work requiring specialist contractors
- Taking before-and-after photographs and keeping accurate job records
- Keeping work areas clean, tidy and safe
You will be expected to manage allocated jobs efficiently and work independently for much of the time, while having the support of the wider property and maintenance team.
You will not be expected to undertake regulated or specialist work, such as gas or electrical work, unless appropriately qualified and authorised to do so.
About You
We’re looking for someone with previous experience in property maintenance, handyman work, building maintenance, construction or a similar practical role.
You should have a good range of general maintenance skills and be comfortable turning your hand to different jobs throughout the working day.
The right person will be:
- Reliable, trustworthy and dependable
- Practical and hands-on
- Self-motivated and able to work independently
- Well organised and able to prioritise jobs
- Confident using hand and power tools
- Able to diagnose straightforward maintenance problems
- Professional and respectful when working in occupied homes and customer-facing businesses
- A good practical problem-solver
- Able to recognise when a job requires a specialist contractor
- Proud of completing work properly and to a good standard
Formal trade qualifications are welcome but are not essential. Broad practical experience, good workmanship, reliability and common sense are equally important to us.
Experience in any of the following would be particularly useful:
Carpentry & joinery | Plumbing | Painting & decorating | Plastering | Tiling | Flooring | General building work | Property refurbishment | Fencing | Grounds maintenance | Residential lettings maintenance | Commercial or hospitality maintenance
Driving Licence – Essential
A full, valid UK driving licence is essential for this role.
The position involves regular travel between properties and business premises, and a company work van will be provided for authorised business use.
What We Offer
- Permanent, full-time employment
- Competitive salary/package based on skills and experience
- Company work van provided
- Varied work across a substantial property portfolio
- A mixture of residential, commercial and hospitality maintenance
- Appropriate tools, equipment and support
- Opportunities for further training and development
- Support from an established wider group of businesses
- The opportunity to develop with a growing in-house property maintenance operation
- A role where you can take genuine ownership and pride in the properties you maintain
The Person We’re Looking For
We want someone who can be given a list of maintenance jobs, organise their working day and get on with completing the majority of routine repairs independently.
We particularly value someone who doesn't simply identify a problem, but thinks about what needs doing, whether they can safely and competently complete it, what materials are required, and how to get the job finished properly.
You’ll be trusted to work in people’s homes, offices, pubs and other business premises, so reliability, professionalism, workmanship and common sense are just as important as technical ability.
If you’re an experienced all-round maintenance person looking for a stable, permanent position with plenty of variety, we’d like to hear from you.
Apply through Indeed with your CV and details of your relevant maintenance or trade experience.
