We are recruiting a Maintenance Plumber to join the team in Milton Keynes, providing high-quality planned and reactive plumbing, mechanical and multi-skilled maintenance across the client site.
The role is responsible for keeping plumbing and associated building-services systems safe, compliant and operational. This includes inspection, fault diagnosis, first- and second-fix plumbing, repairs to pipework, sanitaryware, taps, toilets, sinks, hot-water systems, cylinders, radiators and drainage, alongside supporting wider mechanical plant and equipment. The postholder will use the CAFM system, maintain accurate records, manage specialist contractors where required and build effective relationships with clients and stakeholders. All work must be completed in accordance with legislation, industry standards and CBRE QHSE procedures.
Essential Duties and Key Responsibilities:
- Carry out planned preventative and reactive maintenance on plumbing, water and associated mechanical systems.
- Complete first- and second-fix plumbing work, including repairs to pipework, taps, toilets, sinks, sanitaryware, hot-water cylinders and radiators.
- Diagnose and resolve leaks, blockages, drainage issues and plumbing faults promptly to minimise disruption.
- Inspect plumbing installations and assets, identifying defects and recommending corrective or improvement works.
- Support the efficient operation, maintenance and repair of site M&E plant, equipment and fabric services within competence.
- Complete all PPM tasks in line with schedules, statutory requirements, manufacturer guidance and industry best practice.
- Record labour, materials, asset condition and completed works accurately in the CAFM system and site logbooks.
- Prepare, review and comply with risk assessments, method statements and permits to work.
- Ensure compliance with water hygiene controls, relevant plumbing regulations, site procedures and CBRE QHSE requirements.
- Supervise specialist service contractors, including site induction, work monitoring, service-report review and close-out of minor remedial actions.
- Maintain a safe, tidy work area and provide a professional, customer-focused service to clients and building users.
- Liaise with the Operations Manager, Account Manager and QHSE team during audits and close out assigned non-conformances.
- Attend team meetings, toolbox talks and required technical or QHSE training.
- Participate in the out-of-hours call-out rota and provide operational support when required.
- Identify practical improvements that increase reliability, efficiency and service quality across the contract.
Core Competencies
- Customer-focused, responsive and reliable.
- Strong plumbing fault-finding and practical problem-solving capability.
- Able to work independently with minimal supervision and contribute effectively within a team.
- Well organised, safety conscious and able to prioritise in a demanding operational environment.
- Clear communicator with a professional approach to clients, colleagues and contractors.
- Proactive in identifying service improvements and completing work to a high standard.
Experience Required: Essential

- At least two years’ relevant maintenance experience, preferably within a commercial facilities-management or building-services environment.
- Demonstrable experience maintaining and repairing pipework, fixtures, sanitaryware, hot-water systems, radiators and drainage.
- Sound knowledge of current plumbing, water hygiene, health and safety, and relevant technical standards.
- Competent in planned and reactive maintenance, fault diagnosis, safe isolation and completion of maintenance records.
- Experience using CAFM systems and managing site logbooks is desirable.
- Awareness of wider mechanical building services, BMS operation and business-critical environments is advantageous.
- Ability to read technical information, assess risk and work in accordance with approved procedures.
- Strong communication skills and confidence working with internal and external customers.
