Senior Quantity Surveyor (Full-time)

Company: Building Futures

Location: Dublin (On-site)

Salary: £80k – £98k + Bonus + Plus Flights and Accommodation Cover

The Opportunity

Building Futures is an accelerating developer with 350 doors across
Dublin & the UK, scaling to 1,000 doors.

This opportunity allows you to work remote in the UK however travel to Dublin office is required twice a month. Flights and expenses covered.

We need a Senior QS to own our commercial process end-to-end and work
directly with the founders. This is a high-growth seat evolving into a
Head of Operations role.

Key Responsibilities

  • Cost & Feasibility: Build appraisals from acquisition stage to fixed budgets.
  • Procurement: Manage tender packs and RIAI / JCT / bespoke contracts.
  • Team Leadership: Drive architects, engineers, and contractors.
  • Project Delivery: Oversee 8–12 active projects (SI 75, Protected
  • Structures, Living City Initiative).
  • Governance: Own lender drawdown packs and board cost reporting.

Must-Haves

  • Do not apply if you do not meet these criteria:
  • 5+ years post-qualification QS experience in Ireland.
  • Track record in refurbishment and multi-unit conversions (no pure
  • fit-out/civils).
  • Experience with RIAI contracts and the SI 75 conversion process.
  • Strong appraisal and cost-planning skills at the acquisition stage.
  • Based in Dublin and comfortable being on-site.
  • SCSI/RICS Chartered preferred (or equivalent developer track record).

Bonus Points

Developer-side experience (e.g., Cairn, Glenveagh, Hines, or SME developer).

Experience with Protected Structures or managing lender drawdowns.
