Who We Are

We are a growing independent estate agency with an expanding residential portfolio.

We are looking for a confident, proactive and personable Lettings Viewing & Enquiries Agent to focus on the front end of our lettings process.

This is not an administrative lettings role. Our central admin team handles referencing, tenancy paperwork, compliance, deposits, move-ins and ongoing tenancy administration.

Your role is to market available properties, respond to enquiries, arrange and conduct viewings, follow up applicants and help convert interest into successful tenancies.

Previous estate agency experience is helpful but not essential. We are more interested in someone who is confident with people, commercially minded, reliable and comfortable working independently.

Working Arrangements

This opportunity is intended to operate on a self-employed independent contractor basis and is best suited to someone who is already comfortable working independently.

There is no basic salary and no guaranteed level of earnings. Payment is based on successfully completed tenancies.

You will be expected to organise your own diary, manage viewing appointments and applicant follow-ups effectively, and take responsibility for maintaining momentum with the enquiries you are handling.

The role is field-based and requires regular travel between properties.

The majority of our current portfolio is concentrated in West London and surrounding areas, with additional properties across South West London, Berkshire and Buckinghamshire. Applicants should therefore consider their travel time to West London carefully before applying.

A company car may be available for certain business-related property visits and viewings, subject to prior arrangement and collection from the Kew area.

Earnings

Payment is £150 per successfully completed tenancy.

Commission becomes payable once the tenancy has completed and the tenant has moved into the property.

Based on current portfolio and enquiry levels, completing approximately 20–25 tenancies per month would equate to approximately £36,000–£45,000 per year.

Responsibilities

You will be responsible for:

• Taking property photos/videos and helping prepare listings
• Responding to enquiries and arranging viewings
• Conducting professional property viewings
• Following up interested applicants and passing them to our admin team
• Keeping basic viewing and enquiry records up to date

The main focus of the role is conducting viewings and helping turn enquiries into successful tenancies.

Once an applicant wishes to proceed, our administration team takes over the referencing, tenancy documentation, compliance and move-in process.

There is no cold calling or prospecting for new customers.

What We Are Looking For

We are looking for someone who is:

• Confident and personable — comfortable dealing with prospective tenants
• Conversion-focused — confident following up enquiries and helping interested applicants proceed
• Responsive — quick to respond to incoming enquiries and arrange viewings
• Organised and self-motivated — able to manage their own appointments and follow-ups
• A confident driver with a full UK driving licence

As this is a commission-based role, the successful person will need to be proactive and manage their own workload effectively in order to maximise their earnings.

Pay: £27,000.00-£45,000.00 per year
