Job Title: Building Manager & Receptionist

Location: Grey Street, Newcastle upon Tyne

Salary: £18,000 per annum, plus progression opportunities

Job Type: Part-time, Permanent (3 days per week, flexible working options available)

Working Hours: 3 days per week (days open to discussion)

About the Role

The Bloom Project is Newcastle's home for companies who believe looking after their people is the smartest business decision they'll ever make. From our Grey Street building we give growing teams a space that's calm, beautiful and built for doing great work.

Now we need someone who wants to help us build the best place to work in the North East. Someone with energy, care and ambition, who sees a building full of people and thinks about how to make every one of their days a little better.

We're looking for an organised, proactive individual to take ownership of front-of-house and building management for our commercial office building on Grey Street, Newcastle. This is a varied, hands-on role combining reception duties, light cleaning, health & safety compliance, and staff/contractor management. You'll be the first point of contact for visitors and the go-to person for keeping the building running safely and smoothly — working independently as our sole on-site building manager. We're happy to discuss flexible working arrangements to suit the right candidate.

Key Responsibilities

Reception & Front of House

  • Greeting visitors, managing sign-in/security procedures
  • Answering calls, emails, and general enquiries
  • Managing meeting room bookings

Health & Safety Compliance

  • Fire safety compliance, including coordinating fire risk assessments and fire drills
  • Legionella monitoring and water safety checks
  • General health & safety administration and record-keeping
  • Liaising with external assessors, contractors, and enforcement bodies as needed

Building & Facilities Management

  • Coordinating contractors (cleaning, security, maintenance, engineers)
  • Managing planned maintenance schedules and minor repairs
  • Overseeing access control and building security
  • Managing supplier relationships and invoices related to building upkeep
  • Light cleaning duties to help maintain reception and communal areas

Staff Management

  • Day-to-day management of on-site staff
  • Coordinating schedules and workloads

Other

  • Producing our monthly building newsletter
  • Ad hoc administrative support

About You

  • Previous experience in building/facilities management, office management, or a similar role
  • Working knowledge of fire safety and H&S compliance (training can be provided for the right candidate)
  • Confident, self-motivated, and comfortable working independently as a lone worker
  • Excellent organisational and communication skills
  • Professional, friendly manner for front-of-house duties

What We Offer

  • £18,000 per annum, with genuine progression opportunities
  • 17 days' holiday per year, including bank holidays
  • On-site free parking
  • Flexible working options

Pay: From £18,000.00 per year

Benefits:

  • On-site parking

Work Location: In person
