Repairs Supervisor

Reporting to: Repairs Delivery Manager

Direct reports: 15

Job Purpose

To lead the Roofing Team to deliver safe, high‑quality repairs and maintenance and all working at height activities. The role is responsible for day‑to‑day leadership, planning and resource management, and for ensuring robust compliance with health and safety legislation, regulations and SOHA policies across both teams.

Role specific duties;

Provide visible leadership to the Roofing operatives, setting clear standards, holding regular 1:1s and team meetings, and managing performance.​

Plan and schedule work across both teams, allocating operatives, equipment and materials to meet safety, quality, time and customer targets.​

Act as day‑to‑day H&S lead for roofing, promoting a strong safety culture and zero‑tolerance of unsafe practices.​

Ensure full compliance with Work at Height Regulations and other relevant H&S and building regulations, and that SOHA policies and procedures are followed on all sites.​

Oversee and sign off risk assessments and method statements for roofing and height‑related works, ensuring they are communicated and understood.​

Carry out regular site inspections and safety audits, addressing non‑compliance quickly and implementing corrective actions.​

Oversee safe erection and use of scaffolding, towers and other access equipment, ensuring operatives have valid PASMA/IPAF or equivalent training and use appropriate PPE.​

Coordinate work where roofing activities overlap, minimising disruption and ensuring safe, efficient delivery.​

Use PDA/job management systems and Microsoft tools to update jobs, monitor progress and provide accurate information for reporting.​

Act as an escalation point for complex resident issues or complaints relating to roofing or damp/mould works, resolving them professionally and promptly.​

Liaise with internal teams and external contractors (e.g. scaffolding, specialists) to ensure coordinated, compliant work delivery.

What you will need to have:

Proven supervisory experience in repairs, maintenance, roofing, construction or a similar operational environment.​

Experience leading teams, managing performance and handling difficult conversations.​

Strong understanding of working at height safety requirements and practical site management.​

Demonstrable commitment to health and safety, including experience of risk assessments, method statements, inspections and incident follow‑up.​

Excellent planning and organisational skills, with the ability to manage multiple workstreams and deadlines.​

Good communication and interpersonal skills, able to build rapport with residents, colleagues and contractors and to adapt style to different audiences.​

Good IT skills (Microsoft Office, Teams and PDA/job management systems).​

Full UK driving licence

Desirable

PASMA and/or IPAF.​

Working at Height and Asbestos Awareness training.​

First Aid at Work.​

IOSH Managing Safely, NEBOSH or similar H&S qualification.​

Formal supervisory or management training/qualification.

Successful candidates will be subject to a basic DBS check.
