Job Title: General Maintenance Operative
Responsible To: Premises Manager or Deputy Premises Manager, but on a job-to-job basis, the relevant Team Leader (General Trades, Plumbing, Electrical, Painting & Decorating, Carpentry & Joinery)
Department: The General Maintenance Departmentis responsible for maintaining and repairing all general construction elements across all three schools, as well as undertaking and participating in refurbishment and other projects. The General Maintenance Operative will assist the General Maintenance Team Leader (GMTL) in the effective operation of the department, including the quality and timeliness of produced work, the safe use of tools and machinery and the safety of the workshop and relevant site works activities.
The post of General Maintenance Operative involves working in occupied premises, both in classrooms and boarding house locations plus outdoors in all weathers. Therefore, an awareness of the working environment and the people in it are essential. This is particularly important concerning appropriate behaviour towards children, and health and safety awareness for the individual worker, and other third parties, including fellow workers.
This Post is defined by the diversity of tasks and therefore makes it distinct from a general building labourer.
Key Tasks and Responsibilities
- All general labouring tasks, including but not restricted to the following:
- Assisting with painting and decorating programme as required.
- Collecting & delivering materials across the Premises team and College sites
- Demolition and clearance.
- Ground works, including drainage, trench digging, paving etc.
- General repairs and handyman tasks such as tiling and basic painting, carpentry and brickwork.
- Fencing and associated tasks.
- Working at height; undertaking basic roof repairs and gutter work.
- Weekly vehicle checks of Maintenance Department vehicle, recording and reporting findings.
- Cleaning of Maintenance Department’s fleet of vehicles.
- Conduct the termly Asbestos Containing Materials (ACM) inspections.
- M&E Assistant:
- Undertake minor M&E tasks in support of the Plumbers and Electricians. Including (but not limited to) changing the light bulbs & tubes, changing toilet seats, repairing dripping taps and the like.
- Assist the Healthy & Safety Manager with the weekly fire alarm testing programme.
- Immediate reporting of any health and safety issues, to ensure safe working environment.
- Attend maintenance meetings and training events as required.
- Willingness where necessary to develop and maintain current knowledge of the functionality, operations and applications of equipment, systems and procedures sufficient to effectively and efficiently complete work assignments.
- Have an awareness of the impact of their actions on others.
- Use of appropriate speech and behaviour in the presence of children, parents and visitors to the college.
- Must be willing to be flexible and adaptable to changes.
- Endeavour where possible to maintain a reasonable level of appearance, subject to job tasks, including wearing maintenance uniform and safety equipment.
- Carry out instruction commensurate with the post as the Property Department Management team may issue from time to time.
- Any other duties reasonably requested.
Skills and Experience:
- General awareness of health and safety compliance and safe operations of work on site is essential (training will be given as required).
- Maintain a helpful and co-operative disposition.
- A good understanding of basic maintenance and general building construction an advantage.
- Exhibit confidence to operate on own initiative where appropriate and willingness to take instruction when required.
- Full clean Driving Licence.
- Understand relevant and current health and safety and industry legislation.
- Willingness to be available out of hours call out (subject to a rota system).
- Formal qualifications in any specific trade are not require for this post, but any such skill would be an advantage, including painting and decorating experience.
- Previous experience in a similar position would be desirable.
- Experience of working in a school environment desirable.
