We are looking for a Maintenance Manager who will help keep the buildings and grounds in tip-top condition, treating it as a place you would want to live if you or your family needed care.

What you will do on a day-to-day basis will vary, but how you will work will remain constant.

We are looking for a person who will:

· Care about the quality of work they undertake, have a positive attitude with excellent communication skills, working alongside our dedicated team to consistently meet and exceed our residents’ expectations.

· Act as ‘eyes and ears’ for Crystal Hall, pro-actively identifying items requiring repair, potential hazards, opportunities for improvement in condition or efficiency of the home and solving maintenance related problems.

· Have a good awareness of and comply with Health & Safety regulations / policies and procedures, maintaining a safe environment for our residents, visitors and staff.

· Have the ability to undertake a wide range of day-to-day repairs to property including basic skills around plumbing, joinery, painting, adjusting ‘user adjustable’ services/appliances, minor gardening / groundwork.

· Be able to organise and priorities your own workload and that of the Maintenance Operative, ensuring necessary services and checks are made in-house or by appointed contractors.

· Maintain accurate records of inspection of building, equipment, and services and maintain adequate levels of spares and ordering materials as required.

· Monitor the correct operation of plant, building services, equipment and tools

· Advise the Home Manager of work required that is of a larger / specialist nature requiring external contractors, then facilitating /monitoring work they do to ensure satisfactory standards and value for money.

Skills / Experience / Qualities Required:

· Proven experience in general maintenance and repair tasks

· Strong problem-solving skills and attention to detail

· Ability to work independently and manage time effectively

· Knowledge of plumbing, electrical, and carpentry work

· Excellent communication skills for client interaction

· Valid driver’s license and reliable transportation for occasional job site visits

· Working Conditions

This role encompasses internal and external maintenance to buildings, grounds and gardens, its contents, fixtures and fittings. Whilst the work is very rewarding, it does have some challenges:

· Physical Demands

A handyperson has a physically demanding job and will be expected to have the stamina to handle all types of materials, tools and equipment, within safe handling guidelines, across the workplace and throughout the working day.

· Environmental Conditions

As well as internal work the maintenance person will be expected to work outside in different weather conditions including hot and cold weather and rain.

· Sensory Demands

The Handyperson may be exposed to unpleasant sights and smells. They may at times be in proximity to dangerous and/or toxic substances and must take necessary precautions to protect eyes, nose and skin from irritation and infection.

· On-call

The home operates 24/7, so naturally maintenance issues will arise out of standard hours. You will be required to be on-call on a rota basis.

· Shifts will typically be day shifts, Mon to Fri, with expected hours 40 per week, however flexible working arrangements may be considered.

Key Operational Tasks:

1. Providing a high quality, timely handyman service, carrying out planned and responsive maintenance works in the Home (buildings, equipment and grounds), delivering effective repairs and improvements. Whilst not exhaustive or exclusive, this includes:

i. Statutory testing: Fire alarms, emergency lighting, hot and cold water temperatures including legionella checks, portable appliance testing (PAT), safety checks. (Training can be provided)

ii. Periodic external inspections of buildings, grounds, boundary walls and fences and trees, checking in particular for safety issues, neighbour issues, trespass or encroachment.

iii. Building fabric maintenance: internal and external fabric including walls, doors, windows and roofs and including temporary as well as permanent buildings.

iv. Internal finishes: painting and decorating and floor and wall coverings.

v. External finishes: painting and decorating, treatment of external timber.

vi. Maintenance of internal and external signs.

vii. Assembly of / repairs to / relocation furniture, fixtures and fittings.

viii. Ensuring the premises are kept in a highly presentable condition.

ix. Cleaning of surfaces out of normal reach

x. Ensuring a high level of availability of vacant rooms for viewing / letting

xi. Basic security of premises: key control, locking of buildings, stores, fences and gates.

xii. Heating and hot water services: Including plant controls and oil fuel, its ordering, storage and distribution plant.

xiii. Electrical supply and distribution: power and lighting including external lighting, stand by generators and their fuelling and fuel stocks.

xiv. Ventilation and cooling equipment.

xv. Cleaning vents and filters regularly, e.g. Washing Machines and dryers

xvi. Gas supply and equipment: limited to the correct operating and integrity of equipment and controls, ventilation, flueing and air supply.

xvii. Water supply, storage and distribution: Including prevention of scalding and prevention of legionella.

xviii. Foul and surface water drainage: including all guttering, downpipes, soil vent pipes, above and below ground drainage, rainwater and road gullies and all manholes.

xix. Periodic testing and routine maintenance of fire alarm and resident call systems.

xx. Television aerials and distribution systems.

xxi. Cleaning and replacement of lights, diffusers, shades and bulbs.

xxii. Lightning protection.

xxiii. Grounds and gardens; both hard and soft landscaping.

xxiv. Boundary walls, fences and gates.

xxv. Roads, paths and car parks.

xxvi. Exceptional events: work with Home Manager to develop, maintain and resource emergency plans and contingencies. Prioritise salting and gritting, flood prevention, fuel supplies etc.

xxvii. Centrally organised contracts: Actively support and maintain an oversight of the activities of all contractors working on centrally organised group contracts; e.g. lift maintenance, fire safety equipment, water hygiene, asbestos monitoring, electrical tests etc. monitoring compliance with specification and schedule of activities.

xxviii. Major works: work with Home Manager and Support Services Director to support the delivery of major works, with particular care for the ongoing operation of the site and staff and resident safety and welfare.

xxix. Maintain appropriate records of all safety checks, risk assessments, meter readings etc.

xxx. Undertake / share shopping of catering deliveries and ensure these are stored and checked in as appropriate (company car is made available for this purpose)

xxxi. Ensure all storage areas (excluding kitchen) are clean, tidy and security is maintained.

2. Supervisory Role – To line manage and allocate tasks to the Maintenance Operative

3. External Contractors – Arrange approved external contractors to carry out larger or specialist repairs / maintenance of all buildings, grounds and equipment.

4. Control costs – comply with our established financial instructions and ensure that we achieve good value for money.

5. Energy – whilst meeting the operational needs of the home ensure, that building services are as energy efficient as possible and running costs are minimised.

6. Home Relations – maintain good relationships with residents, colleagues, relatives and other visitors to the home.

7. Neighbour Relations - be neighbourly and aware of local surroundings; extending beyond our buildings and site, an awareness of their boundaries and the neighbouring land uses and potential planning issues is essential.

8. Health and Safety – ensure that all areas of working are safe, this also includes colleagues and visitors, inside and outside the home. The post holder will be required to assist in the preparation of risk assessments and where appropriate produce risk assessments.

9. Communications – to communicate effectively, person to person and using calls, e-mails and meetings with contractors, governing bodies or colleagues, keeping detailed file notes as necessary.

10. Inspection - Inspect boilers, generators and related equipment and make/ arrange (where specialist required) any necessary repairs.

11. Related Tasks:

i. Act as Fire Marshall

ii. Responds to emergency maintenance requests as required.

iii. Performs outside custodial duties such as snow removal and drain clearance as required.

12. Health & Safety - Comply with all regulations regarding the Health & Safety Policy and procedures and be aware of safety hazards at our sites of operation. Being aware of any risk assessments, follow method statements or safe systems of work including manual handling and lifting procedures.

13. Training & Supervision

i. Undertake any training required to meet the requirements of the role.

ii. Attend in house and external training courses as required by the Home Manager

iii. Attend and participate in staff meetings, supervision and appraisal

iv. Be aware of and comply with all company policies and procedures

v. Travel to local / regional locations may be required for training or meetings.

14. Confidentiality - All staff must respect the confidentiality of any matters they may learn in the course of their duties relating to residents, staff and the general public as well as matters of business concerning the home.

15. Limitations - This is not an exhaustive list of duties and responsibilities and so the post holder will be expected to carry out other reasonable duties required by the line manager and work flexibly to support the team or residents. In the event that the postholder is required to work out of hours for any reason, they will receive appropriate compensation for hours worked.

16. Protection of our residents - The post holder will be subject to regular enhanced Disclosure and Barring Service checks as a condition of employment. You will be required to complete training on Safeguarding of Vulnerable Adults and the Mental Capacity Act and be able to understand and implement SVA and MHA policies and procedures, taking responsibility for reporting any safeguarding concerns to the senior person on duty.

17. Data Protection – The post holder must always respect the confidentiality of information in line with requirements of the Data Protection Act.
