Maintenance Operative at our Ockley, Surrey Centre

The Amber Foundation offers supported accommodation to homeless, unemployed and disadvantaged young people (aged 18 to 30) who are facing multiple disadvantage including lack of training, education and employment, addiction and substance misuse problems, mental health difficulties and may have been involved in crime and offending behaviour.

We offer 24/7 residential support with a full-time employability and well-being programme designed to inspire, educate, motivate and - most importantly - to make possible. We aspire to offer everything under one roof that marginalised young people need to rediscover their potential and move forward with their lives into Employment, Training and Education and somewhere safe and sustainable to live

This role is based at our Farm Place, Ockley, Surrey Centre, RH5 5NG.

This is a part time , permanent role for 3 days per week (22.5 hours per week ) weekdays only.

We are looking for a Maintenance Operative to ensure our buildings and surrounding grounds are kept in good repair, with emphasis on first class workmanship and a meticulous eye for detail. You will be responsible for operating and maintaining a viable and effective preventative maintenance programme for the whole site, including the buildings, vehicles and surrounding grounds. You will ensure that all maintenance problems and queries are dealt with quickly, efficiently and effectively as well as ensuring all maintenance and repair activities are carried out safely and securely, and in line with company policies and procedures, and current health and safety legislation.

Primary Responsibilities, Tasks and Duties

Responsible for general security for the buildings and grounds at all times.

Be proactive in assessing for maintenance issues, health and safety including reporting of building and ground defects.

Book, meet and attend to all contractors visiting or working on the site

Carry out errands or ad hoc duties as directed by the Service Manager.

Oversee, as instructed, the efficient working of all heating, fuel and electrical systems

Take utility meter readings as necessary and maintain approved records including any concerned with energy efficiency.

Undertake specified cleaning duties, including clearing of guttering.

Clean and be responsible for the tidiness of paths, drives and other hard surfaces within the site grounds. Including general gardening, weeding and cleaning of external windows.

Note and report as necessary on matters affecting the health and safety of persons on the site.

Undertake repairs and maintenance of furnishings and buildings as agreed with the Service Manager.

Keep paths, access points and entrances free of moss, snow and ice to ensure safe passage.

The reporting of defects in buildings, furniture, fittings and plan as required by regulations or the instructions of the Service Manager

Car park and courtyards to be kept clear from glass, debris and litter.

Deliveries - ensure vehicles are adequately supervised whilst deliveries are being made. Check and deliver to the appropriate recipient. To remove any large refuse discarded during the day from offices, corridors, team rooms and communal spaces.

Hallways, stairwells and corridors are checked at the end of every day to ensure no obstructions and floor areas and emergency exits are clear.

H&S monitoring:

Legionella – Weekly flushing of the showers, temperature checks and record keeping.

Fire – weekly/monthly checks on all call points, emergency lighting, emergency door checks, record keeping. Facilitate fire drills.

Asbestos – ensuring contractors read and sign the asbestos register prior to commencing any work. Perform duties in line with H&S regulations (COSHH) and take action where hazards are identified to the Service Manager.

Daily / weekly inspections of equipment, machinery, furniture and furnishings ensuring the equipment is safe for use by staff and residents, reporting any issues to the Service Manager.

Store cupboards – ensuring these are kept clear and tidy and overall good housekeeping.

Handyman duties – responsible for ensuring repairs and maintenance duties are undertaken such as painting, repairs & maintenance of fixtures and fittings, erecting shelves and notice boards, simple plumbing repairs. To ensure premises and fittings are safe and fit for purpose.

Garden area to be clear from litter. Area to be maintained and free from weeds in the paths/planters and bedding areas.

Pruning of small shrubs and bushes which may cause injury.

Provide basic training to staff and residents in the safe use of household tools.

To occasionally supervise and/or work alongside residents who may wish to assist you in the completion of general maintenance tasks to develop their own independent living skills.

To be aware of and adhere to all legislation that is relevant to your work and ensure that all legal requirements are met, including: licensing, Health and Safety at Work Act 1974, COSHH, Environmental Health, Fire Precautions, Manual Handling and any others.

Attend any training courses relevant to the post ensuring continual personal and professional development.

Ability to present oneself as a role model to residents and colleagues in language, dress, behaviour and attitude.
