This is an incredibly exciting time for The Housing Network as we embark on our Strategy 2024/29 : ‘Homelessness’ The missing Piece journey. A strategic journey that will see us expand our services to provide over 10,000 units of safe and inspiring accommodation into, with support 75% of Local Authority areas across the UK !

Job Overview:

To go beyond the standard expectation of providing a service for residents with great care, to enrich their lives as part of a dedicated and valued supported housing team.

You will play a crucial role in ensuring the safety and well-being of our residents and staff. As well as maintaining the overall presentation of the accommodation and outdoor spaces, you will enhance resident satisfaction, with efficient working practices.

The role will involve all aspects of high quality responsive property maintenance as well as planned maintenance to a standard defined by the Active Opportunities Pathway service model and tasks that fall under intensive housing management. You may also be required to carry out some cleaning in empty properties. It will also involve professional curiosity with the ability to identify and report safeguarding concerns.

To act as an ambassador for The Housing Network, to promote its mission and values. Being respectful and kind is at the heart of everything that we do.

Responsibilities & Duties:

  • Daily use of an iPad and or Laptop along with compliance applications to input and update reporting systems
  • Carry out scheduled work on void properties to bring back up to a high standard and in accordance with the Council’s targets prescribed in the contract
  • Complete regular accommodation inspections, ensuring all necessary compliance and health and safety requirements are met.
  • Carry out reactive maintenance withing prescribed timescales
  • Finishing skills such as joinery, plastering, tiling in order to complete a job
  • Painting
  • Basic Plumbing (including changing toilet internals)
  • Basic carpentry including door hanging (Essential)
  • Lock changing (Essential)
  • Gardening including fencing
  • Bathrooms and kitchen repairs (including changing taps)
  • Repairing/replacing broken windows
  • Diagnosing boiler repairs
  • Furniture / Rubbish removals
  • Put up curtain poles/blinds
  • Reporting Health & Safety incidents
  • Reporting Safeguarding concerns
  • Cleaning
  • Problem solving

Relationships – Who will I be working / engaging with?

Effective communication is vital in your role. You will regularly engage with residents, their families, and colleagues as part of your daily activities. Additionally, you will liaise with contractors, coordinate their services and ensure that work is completed to a high quality and standard.

On occasions, liaison with Local Authority Housing Officers and other Public Sector organisations alongside Charity and Community groups.

Personal Characteristics:

Skills

Essential

  • Excellent communication
  • IT skills and ability to confidently use an iPad
  • Basic carpentry including door hanging
  • Finishing skills such as joinery, plastering, tiling
  • Lock changing
  • Full UK driving licence.
  • Professional curiosity

Desirable:

  • Cleaning experience
  • Ability to replace double/single glazed units
  • Qualified PAT tester

Knowledge

Essential:

  • Basic knowledge of electrics
  • Understanding of Safeguarding and ability to identify concerns and report them
  • Proven track record of carrying out repairs and maintenance work as a multi trade operative in a multi-site environment
  • Basic knowledge of gas boilers and electric heating systems
  • An understanding of working in a supported housing environment
