About Us

TM Roofing Service N/W Ltd is a growing roofing contractor delivering planned works, reactive maintenance and roofing renewals for housing associations, local authorities, main contractors and commercial clients.

We are looking for an experienced Roofing Contracts Manager who can lead teams, deliver substantial contracts and develop customer relationships into a consistent stream of profitable repeat work.

Ideally, you will have progressed from a hands-on roofing background into management, giving you the technical knowledge and credibility to lead experienced operatives.

The Role

Reporting to the Managing Director & Branch Manager, you will take ownership of multiple roofing contracts from survey and pricing through to completion and handover.

This is a senior management position with clear authority and accountability. You must be confident setting expectations, challenging poor performance and making decisions to keep projects moving. You will be expected to plan ahead, obtain regular updates from teams and follow issues through until they are resolved.

You will also take responsibility for existing customer accounts—maintaining contact, identifying upcoming projects, pricing works and following quotations through to secured orders.

The aim is for you to independently manage your contracts, workforce and customer relationships, taking day-to-day pressure off the Managing Director while keeping the business informed of progress, risks and future workload.

The role combines working from our Rochdale office with regular site visits and client meetings across our operating regions.

Key Responsibilities

Contract Delivery & Forward Planning

• Manage multiple roofing contracts, ensuring works are completed safely, profitably, on time and to specification.
• Maintain a forward programme covering labour, materials, scaffolding, subcontractors and site access.
• Ensure teams have the information and resources they need before starting work.
• Obtain daily progress updates and monitor output against agreed programmes.
• Identify delays early, put recovery actions in place and follow them through.
• Conduct regular site visits to check progress, workmanship and site organisation.
• Manage client reporting, contractual requirements, KPIs, snagging and handovers.

Workforce Management & Recruitment

• Lead roofing operatives, team leaders and subcontractors with clear instructions and expectations.
• Take responsibility for team productivity, workmanship, attendance and conduct.
• Identify slow or underperforming teams early, establish the reasons and act promptly.
• Address poor performance firmly, fairly and professionally, setting clear improvement expectations.
• Recommend staffing or subcontractor changes where performance does not improve, following company procedures.
• Identify recruitment needs and recruit suitable roofers, team leaders and subcontractors.
• Assess new recruits’ practical ability, reliability and workmanship.
• Maintain sufficient skilled labour to deliver existing commitments and support upcoming work.

Customer Relationships & Repeat Work

• Take ownership of existing customer relationships and act as their main operational contact.
• Maintain regular contact with clients and attend progress and planning meetings.
• Proactively chase outstanding instructions, approvals and changes.
• Build on existing contacts to identify upcoming programmes and additional work.
• Arrange surveys, prepare quotations and follow opportunities through to secured orders.
• Generate repeat business through reliable delivery, good communication and proactive account management.
• Develop new opportunities through industry contacts, referrals and customer relationships.
• Maintain an accurate pipeline of quotations and anticipated orders to support workforce planning.

Surveying, Pricing & Commercial Control

• Survey, measure and price pitched and flat roofing works.
• Prepare accurate, competitive quotations covering labour, materials, scaffolding, access and subcontractors.
• Monitor costs against budgets and take action to protect profitability.
• Identify, record and price variations, obtaining client approval where required.
• Support valuations and applications for payment with accurate progress records.
• Keep clear records of changes affecting scope, cost or completion dates.

Quality & Health and Safety

• Ensure works meet specifications, manufacturer requirements and company standards.
• Ensure teams understand and follow relevant RAMS and site requirements.
• Address unsafe practices and poor workmanship promptly.
• Maintain site records, photographs and completion documentation.
• Ensure defects are resolved and completed projects are handed over properly.

What We’re Looking For

Essential Requirements

• Proven experience as a Roofing Contracts Manager or in a comparable senior industry role.
• Experience managing substantial roofing, refurbishment or planned maintenance contracts.
• Strong technical knowledge of pitched and flat roofing systems.
• Experience working with housing associations, local authorities or main contractors.
• Proven ability to manage several teams and projects simultaneously.
• Confident leadership and experience addressing workforce underperformance.
• Experience recruiting roofing operatives or subcontractors.
• Ability to survey, estimate and price roofing projects.
• Commercial awareness and experience controlling project costs.
• A track record of maintaining customer relationships and securing repeat work.
• Strong organisation, communication and follow-through.
• Full UK driving licence and willingness to travel across our operating regions.

Desirable Experience

• A hands-on roofing background followed by progression into management.
• SMSTS or an equivalent site management qualification.
• Experience with schedules of rates and measured-term contracts.
• Existing industry contacts within roofing, social housing or property maintenance.
• Experience using digital job management and reporting systems.
