Full job description

Legacie Group is currently recruiting for an experienced Construction Manager to join the team on an up and coming project in Manchester that starts early January 2027.

The Construction Manager is responsible for the day-to-day management, coordination and delivery of high-rise residential apartment developments, ensuring that construction activities are completed safely, on programme, within budget and to the required quality standards.

The role will oversee site operations from the structural frame and building envelope through to internal fit-out, MEP installation, testing, commissioning and handover. The successful candidate will coordinate subcontractors, manage site resources and drive productivity across multiple floors and work packages, ensuring the project is delivered in accordance with the construction programme, design information, statutory requirements and client expectations.

The Construction Manager will play a key role in maintaining high standards of health and safety, quality assurance, workmanship and site organisation throughout the construction process.

Key Responsibilities:

Construction Management and Site Operations

  • Manage and coordinate all day-to-day construction activities across high-rise residential apartment blocks.
  • Oversee the delivery of structural frame, concrete works, reinforcement, formwork, temporary works, façade installation, roofing and waterproofing.
  • Coordinate internal fit-out activities, including partitions, drylining, plastering, screeding, joinery, finishes, kitchens, bathrooms and final decorations.
  • Manage the installation and coordination of mechanical, electrical and public health services, ensuring appropriate sequencing and integration with architectural and structural elements.
  • Coordinate works across multiple floors, cores and work zones to maintain efficient construction flow and minimise trade congestion.
  • Ensure site activities are carried out in accordance with approved drawings, specifications, method statements, risk assessments and inspection and test plans.
  • Identify and resolve construction issues, design discrepancies and site constraints promptly, escalating matters where required.
  • Maintain effective site logistics, including material deliveries, crane and hoist operations, lifting activities, storage, waste management and access arrangements.

Programme and Productivity

  • Work closely with the Project Manager and planning team to develop, monitor and deliver the construction programme.
  • Establish and manage short-term look-ahead programmes, weekly work plans and daily site priorities.
  • Monitor subcontractor progress against planned outputs, key milestones and sectional completion dates.
  • Coordinate trade sequencing and workface planning to maximise productivity and avoid delays between construction stages.
  • Identify programme risks, critical path activities and potential delays, implementing recovery plans where necessary.
  • Monitor labour levels, plant requirements, material availability and subcontractor resources to ensure sufficient capacity is maintained.
  • Lead regular site coordination and progress meetings, ensuring clear actions, responsibilities and deadlines are established.
  • Maintain accurate records of progress, delays, constraints and remedial actions.

Health, Safety and Environmental Compliance

  • Promote a positive health and safety culture and ensure all site activities are undertaken in accordance with applicable legislation, company procedures and project requirements.
  • Ensure risk assessments, method statements, permits to work and task-specific briefings are implemented and understood.
  • Monitor compliance with site rules, PPE requirements, working-at-height controls, lifting operations and safe access arrangements.
  • Ensure appropriate controls are in place for high-rise construction risks, including edge protection, falling objects, temporary works, façade installation, crane operations and materials handling.
  • Coordinate safe working arrangements for work at height, including scaffold, mast climbers, MEWPs and other access systems.
  • Conduct regular site inspections, safety tours and toolbox talks, addressing unsafe practices and ensuring corrective actions are completed.
  • Ensure incidents, near misses and unsafe conditions are reported, investigated and appropriately followed up.
  • Maintain high standards of housekeeping, environmental management, dust control, noise management and waste segregation.

Quality Assurance and Defect Prevention

  • Ensure construction works are completed in accordance with approved design information, specifications, relevant standards and quality requirements.
  • Implement and monitor project inspection and test plans, quality checklists and inspection hold points.
  • Coordinate inspections with the design team, consultants, clerk of works, building control and other relevant stakeholders.
  • Monitor workmanship and ensure subcontractors complete works right first time.
  • Manage quality inspections for concrete pours, structural connections, façade interfaces, waterproofing, fire stopping, acoustic treatments and internal finishes.
  • Ensure concealed works are inspected, recorded and approved before being covered up.
  • Identify, record and manage defects and non-conformances, ensuring timely rectification and verification.
  • Maintain accurate quality records, inspection reports, photographs and supporting documentation.
  • Drive the reduction of rework, snagging and repeat defects throughout the project lifecycle.

Subcontractor and Supply Chain Management

  • Manage the day-to-day performance of subcontractors and specialist contractors working across the development.
  • Coordinate subcontractor access, labour allocation, material deliveries, work areas and programme commitments.
  • Ensure subcontractors understand their scope of works, construction sequence, quality expectations and health and safety obligations.
  • Monitor labour productivity, workmanship, attendance and compliance with agreed programme dates.
  • Resolve interface issues between trades, including structural, façade, MEP and architectural packages.
  • Hold regular coordination meetings with subcontractor supervisors and managers.
  • Challenge underperformance and agree corrective measures, additional resources or revised work plans where necessary.
  • Maintain professional working relationships with subcontractors, suppliers, consultants and the wider project team.

Technical Coordination and Design Management

  • Review construction drawings, specifications, schedules and technical details to identify potential conflicts before works commence.
  • Coordinate with design managers, architects, structural engineers, MEP consultants and specialist subcontractors to resolve technical queries.
  • Identify and manage design interfaces, particularly between the structural frame, façade, balconies, waterproofing, fire stopping and building services.
  • Ensure current approved drawings and construction information are available to site teams.
  • Raise and track requests for information (RFIs), technical queries and design changes.
  • Verify that proposed changes are reviewed and authorised through the appropriate project procedures before implementation.
  • Ensure construction sequencing and temporary works arrangements are coordinated with the relevant competent persons and design teams.

Building Safety and Regulatory Compliance

  • Support the project team in meeting applicable building regulations, fire safety requirements and statutory inspection obligations.
  • Ensure construction activities comply with approved fire strategies, compartmentation details, fire stopping specifications and relevant inspection requirements.
  • Maintain appropriate records and evidence to support inspection, testing, commissioning and the building handover process.
  • Coordinate with the project team to ensure relevant construction information is captured accurately for the building's safety and compliance records.
  • Support the requirements of the Building Safety Act 2022 and applicable higher-risk building procedures where relevant to the project.
  • Ensure changes affecting fire safety, structural integrity or other critical building safety matters are properly reviewed, approved and documented.

Testing, Commissioning and Handover

  • Coordinate the transition from construction and fit-out into testing, commissioning, inspection and completion.
  • Work with MEP contractors and commissioning specialists to ensure building services are installed, tested and commissioned in accordance with project requirements.
  • Coordinate apartment inspections, common-area inspections, statutory checks and progressive snagging activities.
  • Monitor completion of life safety systems, including fire detection and alarm systems, smoke control, emergency lighting, sprinklers and associated interfaces where specified.
  • Ensure outstanding defects and incomplete works are tracked and closed out before handover milestones.
  • Coordinate the preparation and completion of operation and maintenance manuals, as-built drawings, commissioning certificates, warranties and other handover documentation.
  • Support the delivery of completed apartments and communal areas to the client, employer's agent, building operator or facilities management team.
  • Assist with post-completion defect resolution and the achievement of practical completion and sectional handover targets.
