Project Manager – High-End Residential Construction.

Company: Attaché Global.

Location: Central London – 17 Hertford Street and 60 Curzon Street.

Employment: Full-time, site-based across both projects.

Reporting to: Managing Director / Construction Director

Role Overview

Attaché Global is seeking an experienced Project Manager to oversee the successful delivery of two complex, high-end residential projects in Mayfair.

The Project Manager will take overall responsibility for programme, design coordination, procurement, commercial performance, quality and project reporting across both sites. They will lead the respective site teams, consultants and subcontractors while maintaining clear control through ASTA Powerproject and Procore.

Projects

17 Hertford Street

A live Grade II listed residential refurbishment involving luxury apartments, structural alterations, roofing and external-envelope works, specialist joinery, MEP installations and high-quality internal finishes. The project requires close coordination with the design team, Building Control, heritage consultants and specialist subcontractors. Target completion is January 2027.

60 Curzon Street

A full luxury residential refurbishment and fit-out delivered under a JCT Design and Build contract. The works include structural, architectural, MEP, joinery, specialist systems, finishes, commissioning and handover. The building falls within the higher-risk building regime and requires robust design management, golden-thread information and formal change control. Target completion is June 2027.

Key Responsibilities

  • Take overall responsibility for the delivery of both projects against programme, budget, quality and contractual requirements.
  • Lead the site management teams and establish clear responsibilities, priorities and reporting structures.
  • Maintain a detailed master programme for each project using ASTA Powerproject.
  • Update programmes regularly to record actual progress, remaining durations, dependencies and critical-path movement.
  • Produce four-week look-ahead programmes and agree weekly targets with site teams and subcontractors.
  • Identify programme risks early and prepare practical mitigation or recovery plans.
  • Manage design information, approvals, RFIs, submittals, samples, mock-ups and technical queries.
  • Coordinate architectural, structural, MEP and specialist design to ensure information is complete before construction.
  • Manage procurement schedules, long-lead items, package awards, fabrication information and delivery dates.
  • Chair progress, design, procurement and subcontractor meetings, issuing clear actions and deadlines.
  • Monitor subcontractor performance, labour levels, productivity and compliance with agreed programmes.
  • Work closely with the commercial team on valuations, variations, procurement, cost reporting and final accounts.
  • Maintain rigorous quality-control processes, including benchmarks, inspections, test plans, snagging and close-out.
  • Ensure compliance with planning conditions, Listed Building Consent, Building Regulations and BSR requirements.
  • Oversee commissioning, testing, certification, O&M manuals, warranties, training and handover.
  • Maintain strong relationships with the client, consultants, neighbours, statutory bodies and supply chain.
  • Ensure health, safety and environmental standards are consistently maintained across both projects.

ASTA Powerproject Requirements

The successful candidate will be responsible for:

  • Creating, reviewing and maintaining logic-linked construction programmes.
  • Establishing baselines, milestones, sectional activities and key approval dates.
  • Monitoring critical and near-critical activities.
  • Incorporating design, procurement, construction, commissioning and handover activities.
  • Producing four-week look-aheads and subcontractor short-term programmes.
  • Recording progress accurately and presenting programme variance.
  • Preparing recovery programmes where required.
  • Providing monthly programme narratives, progress analysis and completion forecasts.

Procore Requirements

Procore will be the primary project-management and document-control platform. The Project Manager must ensure it is maintained as the accurate project record, including:

  • Drawings, specifications and revisions.
  • RFIs, submittals and design-team responses.
  • Meeting minutes and action trackers.
  • Daily site records, photographs and progress updates.
  • Inspections, observations, quality records and snagging.
  • Programme and procurement information.
  • Variations, instructions and project correspondence.
  • Testing, commissioning, certification and handover information.
  • BSR change-control and golden-thread records where applicable.

Experience and Qualifications

Essential

  • Proven experience delivering high-end residential refurbishment or fit-out projects in Central London.
  • Strong experience overseeing multiple live projects or complex workstreams.
  • Advanced working knowledge of ASTA Powerproject.
  • Strong practical experience using Procore.
  • Experience managing design, procurement, MEP coordination and specialist finishes.
  • Good commercial understanding of JCT Design and Build contracts, variations and valuations.
  • Strong leadership, communication and decision-making skills.
  • Ability to manage consultants, subcontractors and internal teams firmly and professionally.
  • SMSTS and an appropriate CSCS card.
  • Strong understanding of UK Building Regulations and construction health and safety.

Desirable

  • Experience working on listed buildings.
  • Experience delivering projects within the higher-risk building and BSR regime.
  • CIOB membership or a relevant construction-management qualification.
  • Temporary Works Coordinator, First Aid or similar site-management qualifications.

Performance Expectations

Success in this role will be measured by:

  • Projects remaining accurately programmed and actively managed through ASTA.
  • Programme risks being identified before they affect completion.
  • Procore remaining complete, current and reliable.
  • Design and procurement information being secured ahead of construction.
  • Effective cost, variation and subcontractor control.
  • High standards of workmanship and minimal defects at handover.
  • Compliance with statutory, heritage, Building Control and BSR requirements.
  • Clear, accurate and timely reporting to senior management and the client.
  • Successful completion and handover of both projects within the agreed timescales.

Pay: £65,000.00-£80,000.00 per year
