Senior Project Manager – Passive Fire Protection (Complex Existing Buildings)

Salary: £65,000-£75,000 basic + performance bonus (OTE £70,000–£80,000)

We’re trusted to deliver fire doors, fire stopping and compartmentation works where quality, compliance and operational control really matter. We are now looking for a Senior Project Manager to support the delivery of fire door and fire stopping projects across multiple sites, clients and sectors. If you know how to run live projects properly, protect margin, lead teams and keep standards high, we want to hear from you.

What you’ll be doing

  • Leading the delivery of multiple passive fire protection projects, with a focus on fire doors, fire stopping and wider compartmentation works.
  • Taking ownership of programme, site coordination, resource planning and day-to-day operational delivery across live environments.
  • Managing Project Managers, Supervisors, operatives and subcontractors to ensure works are delivered safely, compliantly and right first time.
  • Acting as the senior escalation point for clients, consultants and internal teams.
  • Driving quality assurance, inspections, reporting and handover documentation, including photographic evidence and digital compliance records.
  • Overseeing commercial performance, identifying risk, managing delivery issues and helping protect project margin. The need for strong commercial awareness is reflected in the senior PM and competency documents.
  • Ensuring works comply with Approved Document B, BS 8214, relevant BS/EN standards, manufacturer guidance and third-party accreditation requirements under BM TRADA.

What we’re looking for

  • Proven experience in a Senior Project Manager, Contracts Manager or similar delivery role within passive fire protection. This aligns with the operational and programme-management experience
  • Strong technical knowledge of fire door installation, inspection and remedial works, plus fire stopping systems and compartmentation.
  • Experience delivering projects in occupied, complex or sensitive environments.
  • Ability to lead both direct labour and subcontractors across multiple sites.
  • Good commercial awareness, strong communication skills and the ability to keep projects moving under pressure. These skills are reflected in the internal senior PM profile and leadership-related materials.
  • Relevant qualifications such as PRINCE2, SMSTS, CSCS, fire-door or passive-fire certifications, and experience working to third-party accredited standards are highly desirable.
