  • Weekly collection of rubbish bags from fire escapes and correct placement into central bins.
  • Weekly visual inspection/reporting checks of CCTV status, light timers, communal boiler, roof access, tank room and electricity meter room security.
  • Recording unauthorised works, abandoned items, furniture, bikes or breach of block rules.
  • Periodic or reactive duties such as jet-washing where authorised, cobweb removal, removal of small debris, filling animal-dug holes, snow clearing, gritting, fly-tipping reporting, graffiti, reporting, missed refuse collection reporting and abandoned item follow-up.

You must also:

  • Monitor contractor attendance and movement.
  • Question contractors politely where identity, purpose or access area is unclear.
  • Confirm contractors remain within authorised areas.
  • Report unsafe contractor behaviour, damage, mess, unauthorised access or resident-impacting issues.
  • Record abandoned or unclaimed items in CNTM with photo evidence, location found and storage location.
  • Report defects, hazards, incidents, near misses, leaks, damage, access failures and anti-social behaviour.
  • Use NSN System App CNTM for checklists, comments, photos and evidence.

The ideal candidate will be:

  • Reliable and able to commute to Clarendon Court, Sidmouth Road, London NW2.
  • Practical, observant and proactive.
  • Comfortable working independently.
  • Confident speaking with contractors and residents professionally.
  • Able to use a mobile app for checklists and photo reporting.
  • Detail-focused and willing to take ownership of site standards.
  • Clear in written and spoken English.
  • Previous experience as a caretaker, porter, concierge, cleaner, facilities assistant, security officer or residential site attendant is preferred.
  • SIA licence is desirable but not essential unless required by final site duties.

To apply, please answer the qualifying questions clearly. Applications without clear answers may not be progressed.

Application question(s):

  • Clarendon Court is located at Sidmouth Road, London NW2. Where will you be

travelling from, how long will your commute take, and what transport route will you use?

  • This role requires someone who notices issues without being told. Give an example of a time you spotted a problem at work, took action and reported it properly.
  • A contractor arrives on site and starts walking around the building without clearly explaining who they are, who authorised them or where they are going. What would you do?
  • You find broken glass under a fire escape staircase, leaves not cleared, spiderwebs on fire escape stairs, loose debris, deflated balls and bags of sand that may belong to residents. What would you do first, what would you record, and what would you escalate?
  • This role requires daily use of NSN System & App CNTM for checklists, comments, photos, abandoned item records, contractor notes and issue reporting. Are you confident using a mobile app for work records, and can you give an example of a work app or reporting system you have used before?
