Senior Site Manager — Demand & Deliver Ltd

London | £45,000 + Performance Bonus | Permanent | Full Time

MUST HAVE EXPERIENCE IN SOCIAL HOUSING

Demand & Deliver Ltd is a London based construction and property maintenance contractor delivering void refurbishments and planned maintenance works for housing associations and local authority clients across London. We move fast, we hold high standards, and we are growing.

We are looking for an exceptional Senior Site Manager who takes full ownership, delivers without being chased, and takes genuine pride in handing a job over properly. If you need managing, this is not the role for you.

The Role

You will run a live portfolio of 4 to 8 void refurbishment and planned maintenance jobs across London at any one time. You will manage your own subcontractor base, procure materials through our merchant accounts, keep housing association clients and contract administrators updated, and deliver every job on time and snag free. You will work alongside our site supervisors and report directly to the Managing Director.

What You Will Be Doing

Taking full ownership of 4 to 8 live void and maintenance sites across London simultaneously

Programming works to our standard 10 to 15 working day void turnaround and holding that programme every time

Managing, briefing, and holding subcontractors accountable to quality and programme on a daily basis

Ordering materials through established merchant accounts and keeping costs controlled on site

Providing proactive and professional updates directly to housing association clients and contract administrators

Preparing every job for post inspection and achieving sign off first time

Updating our project management system daily with progress notes, before and after photos, and materials without being asked

Identifying and flagging variations before any additional works are carried out

Briefing foremen at the start of every day and checking completed works before client inspection

You Will Have

Minimum 5 years managing void refurbishment works specifically within the social housing sector

Proven experience running 4 plus live sites simultaneously without losing control of any of them

Deep understanding of NHF Schedule of Rates and how housing associations operate in practice

Direct experience dealing with housing association clients and contract administrators at all levels

Strong subcontractor management experience including negotiating, briefing, and holding trades to standard

Hands on experience procuring materials through merchant accounts and managing delivery to site

A track record of hitting completion dates, not moving them

SMSTS, CSCS, and First Aid as a minimum
