Area Manager

Full-time | Hybrid | On the road

We are looking for a proactive and commercially focused Area Manager to help grow auction listings, increase market share, and develop strong relationships across Cumbria. This is an excellent opportunity for someone with property, auction, estate agency, or business development experience who enjoys building relationships, generating new opportunities, and delivering high standards of client service.

Reporting to the Regional Manager, you will represent the company professionally within the local property market, working closely with clients, Partner Agents, and the wider auction team to drive revenue growth across Local Livestream and National Online Auction services.

Key Responsibilities

Business Development & Revenue Generation

  • Identify, target, and canvass potential sources of auction listings across the region.
  • Generate new business through proactive networking, relationship building, and outbound activity.
  • Build and maintain relationships with estate agents, solicitors, surveyors, Housing Associations, investors, and other property professionals.
  • Work towards agreed monthly and annual revenue targets in line with company objectives.
  • Increase market share and brand awareness within the designated territory.

Valuations & Instructions

  • Undertake property appraisals and valuations in line with company standards.
  • Convert valuation opportunities into auction instructions through effective negotiation and client management.
  • Provide clients with clear advice regarding auction suitability, the auction process, and expected outcomes.
  • Liaise with the Auction Valuer and wider team to maximise listing opportunities.

Client & Partner Management

  • Build, manage, and maintain strong relationships with Partner Agents and direct clients.
  • Support and encourage new bidders and buyers through the auction process.
  • Deliver a high standard of customer service across telephone, email, online, and video communications.
  • Respond promptly and professionally to client enquiries.

Auction Administration & Compliance

  • Assist in managing legal packs and ordering searches where required, working alongside the Auction Coordinator.
  • Ensure all listings and associated documentation are completed accurately and within required deadlines.
  • Maintain accurate records using CRM and property software systems.
  • Adhere to company procedures, compliance requirements, and industry regulations.

Marketing & Brand Promotion

  • Actively promote the company brand within the local market.
  • Support local and regional marketing initiatives, including social media activity.
  • Attend networking events, exhibitions, and business development meetings to promote services and generate new opportunities.
  • Work collaboratively with the wider Auction team to support successful Livestream and National Online Auction events.

People Management

As the region grows, you will also provide day-to-day leadership, support, and guidance to direct reports within the regional team.

  • Conduct regular one-to-one meetings to review performance, objectives, workload, and development needs.
  • Support onboarding, induction, and training of new team members.
  • Monitor individual and team performance against agreed targets and KPIs.
  • Encourage a positive, collaborative, and high-performing team culture aligned with company values.
  • Assist with coaching, development plans, and performance management where required.
  • Ensure effective communication between team members and senior management.
  • Support employee engagement, wellbeing, and retention initiatives across the team.
  • Manage holiday requests, absence reporting, and day-to-day resource planning.

Requirements

Pay: £35,000.00-£42,000.00 per year
