Full Job Description

We are recruiting for an experienced and motivated Housing Officer to provide comprehensive housing and tenancy management services across our housing portfolio. This includes social housing and accommodation used for supported living purposes.

The successful candidate will be responsible for supporting tenants to sustain their tenancies, managing rent and utility payments, addressing arrears, assisting with voids and lettings, carrying out tenancy audits and property inspections, and responding to tenancy-related issues including nuisance and anti-social behaviour.

This is a full-time role working 37.5 hours per week.

Main Duties and ResponsibilitiesTenancy Management

  • Provide advice, support and information to tenants, residents and stakeholders on tenancy matters, welfare benefits and housing requests.
  • Support tenants with additional needs to maintain and benefit from their tenancy.
  • Complete tenancy sign-ups, tenancy terminations and associated paperwork.
  • Ensure tenants understand their rights and responsibilities under tenancy or licence agreements.
  • Monitor tenancy conditions and work with colleagues to manage breaches and resolve disputes.
  • Support the management of nuisance, complaints and anti-social behaviour.
  • Carry out tenancy audits and maintain up-to-date tenant records.

Rent, Utilities and Arrears

  • Work with internal teams to manage rent, service charge and utility payments.
  • Take early and preventative action to minimise arrears.
  • Support tenants with payment-related queries and signpost where appropriate.
  • Assist with Housing Benefit applications and relevant documentation.

Voids, Lettings and Property Management

  • Assist with void management, lettings and pre-void processes.
  • Work with property and maintenance teams to carry out inspections and report repairs.
  • Support the monitoring of property standards, repairs, grounds maintenance and tenancy conditions.
  • Help ensure void turnaround targets are achieved.

Compliance and Partnership Working

  • Maintain accurate records in line with procedures.
  • Comply with legal, contractual and regulatory housing responsibilities.
  • Attend internal and external meetings as required.
  • Work effectively with local authorities, care providers, statutory agencies and voluntary organisations.
  • Promote equality, diversity, health and safety, and good practice across all areas of work.
  • Participate in on-call duties where required.

Person Specification

The ideal candidate will have:

  • Experience in housing management, tenancy management, supported housing, social housing or a similar role.
  • Knowledge of tenancy agreements, rent arrears, lettings, voids, repairs, service charges and complaints.
  • Understanding of social housing and property management regulations.
  • Experience working directly with tenants or customers.
  • Excellent communication and interpersonal skills.
  • Strong administrative, literacy and numeracy skills.
  • Ability to manage a busy workload and prioritise tasks effectively.
  • A professional, calm and solution-focused approach.
  • Understanding of the needs of people with learning disabilities, mental health needs, physical disabilities or sensory impairments.

Desirable

  • A professional qualification in housing, property management or a related discipline.
  • Experience in supported housing.
  • Experience working with tenants who require additional support to maintain independence.
