Overview
The Hotel Investment Director will be responsible for supporting the strategic growth and expansion of the company’s hotel portfolio across the United Kingdom.

The primary focus of the position is to identify and bring new investment into the business, source hotel acquisition and development opportunities, develop relationships with investors and funding partners, and support the company in executing its hotel expansion strategy.

Key Duties & Responsibilities

Investment & Capital Raising

Develop and maintain relationships with private investors, family offices, investment companies, financial institutions and other potential funding partners.

Identify and introduce suitable sources of investment and capital to support the company’s hotel acquisition and development programme.

Present hotel investment opportunities and the company’s expansion strategy to prospective investors and funding partners.

Prepare and coordinate investment proposals, financial information, business plans and presentations required to support investment discussions.

Work with the CEO to evaluate appropriate debt, equity, joint venture and other investment structures for proposed hotel acquisitions and developments.

Support commercial negotiations with prospective investors and funding partners.

Maintain long-term relationships with existing and prospective investors to support the company’s future expansion.

Hotel Acquisitions

Identify suitable hotels and hospitality assets that meet the company’s investment and expansion criteria.

Develop relationships with hotel owners, property agents, brokers, developers, lenders and other industry contacts to generate acquisition opportunities.

Evaluate freehold, leasehold, management agreement and other hotel acquisition structures.

Undertake initial commercial and financial assessment of potential hotel acquisitions.

Analyse acquisition price, historical trading performance, EBITDA, occupancy, ADR, RevPAR, operating costs, capital expenditure requirements and potential investment returns.

Prepare acquisition recommendations and investment papers for presentation to the CEO.

Participate in negotiations with hotel owners, vendors, agents and other parties involved in proposed transactions.

Hotel Development & Expansion

Support the CEO in developing and implementing the company’s long-term hotel expansion strategy.

Identify opportunities for new hotel developments, conversions, extensions, refurbishments and repositioning of existing properties.

Evaluate potential development projects based on location, market demand, development costs, projected hotel performance and expected investment returns.

Work with architects, designers, planning consultants, surveyors, contractors and other professional advisers during hotel development projects.

Support the preparation of development budgets and monitor investment against approved financial plans.

Assess opportunities to improve the value and commercial performance of acquired hotels through refurbishment, repositioning, additional bedrooms, food and beverage development and other value-enhancement initiatives.

Investor & Stakeholder Relations

Act as a senior point of contact for investors and funding partners in relation to the company’s hotel investment and expansion programme.

Provide investors and the CEO with appropriate updates regarding acquisitions, developments and investment performance.

Prepare professional investment presentations, acquisition proposals and strategic growth plans.

Represent the company at appropriate hotel investment, property and finance meetings and industry events.

Develop a strong network within the UK hotel investment and property market to create new investment and acquisition opportunities.

Portfolio Growth & Asset Development

Review the financial and commercial performance of acquired hotel assets against the original investment plan.

Identify opportunities to increase asset value, profitability and investment returns.

Work with the CEO and senior management to develop strategies for refurbishment, repositioning, redevelopment or expansion of existing hotel assets.

Evaluate opportunities for refinancing, restructuring, joint ventures or disposal where these support the company’s wider investment strategy.

Strategic Objectives

The Hotel Investment Director will be expected to contribute directly to:

• Bringing new investment and funding relationships into the business.
• Growing the company’s network of investors and financial partners.
• Identifying suitable hotel acquisition opportunities throughout the UK.
• Supporting successful acquisition and completion of new hotels.
• Identifying hotel development and redevelopment opportunities.
• Expanding the company’s hotel portfolio in accordance with the CEO’s strategic plan.
• Improving the long-term value of the company’s hotel investments.
• Developing sustainable investment structures to support continued portfolio growth.

Qualifications & Experience

The successful candidate should have relevant senior-level experience in hotel investment, hospitality, property investment, corporate finance, acquisitions, development or a related commercial field.

The candidate should demonstrate:

• Strong experience in developing investor and funding relationships.
• Experience in hotel, hospitality or property acquisitions and development.
• Strong commercial and financial understanding.
• Ability to evaluate investment opportunities and financial models.
• Understanding of hotel financial performance and key hospitality metrics.
• Experience negotiating commercial transactions.
• Strong network-building and relationship-management skills.
• Ability to communicate investment opportunities effectively to investors, lenders and senior stakeholders.
• Strong understanding of business growth and expansion strategies.
• Ability to work directly with CEO.
