Digital Marketing & Content Manager
Job details
Full job description
About us
TIW Network is Scotland's property investor community. We've got 300 members, and we're aiming for growth in the next year. Members get a busy WhatsApp community, in-person events, monthly online sessions, trusted partners and supplier discounts. Our Christmas Ball is the biggest night in the Scottish property calendar, and this year it's open to the whole community.
This Is Property is our sister education business. It runs the Awakening workshops and the Accelerator, which help people get started and grow in property investing where we hope to reach and introduce new people to encourage them to start their property journey. The also offer a yearly mentorship called the mastermind in which they continue to provide support following the course.
We're a small team, so everyone's work is visible and makes a real difference. We're changing our offerings regularly and growing fast. That means a lot of content to make and a lot of systems to keep running.
The role
You'll own our marketing from start to finish. That covers planning the content, filming and editing it, getting it out across our channels, keeping our members informed, and making sure the systems behind it all work.
We're looking for someone who's as comfortable with a camera in their hand as they are setting up an automation in GoHighLevel. You won't have a big team underneath you, but you'll have VA support where required to help batch and edit content, and we will assist you in creating a clear content plan to work from which you will get autonomy over after probation period.
You'll spend most of your time on TIW Network and This Is Property, plus Steven Clark's personal brand.
What you'll do
Content and social media
- Run the rolling content plan for TIW Network, This Is Property and Steven's personal brand, and keep it ahead of schedule
- Film, photograph and edit short-form video, reels, carousels and event coverage
- Research hooks, trends and what's working in the property space, and bring fresh ideas every week
- Brief and support our VAs to batch content using our templates, and check their work before it goes out
- Post consistently across Instagram, Facebook, LinkedIn, TikTok and YouTube, and reply to comments and messages
- Cover our events, including the Christmas Ball, NC500 road trips and member socials
Digital marketing
- Plan and run paid campaigns on Meta and other platforms, with clear budgets and targets
- Build email and SMS campaigns, funnels and landing pages for memberships, events and This Is Property offers
- Support ticket sales for events and lead generation for the Awakening and Accelerator
- Report monthly on what's working: reach, leads, cost per lead, sign-ups and ticket sales
Member communications
- Run day-to-day communication with our members across the WhatsApp community, email and SMS
- Share announcements, event details, partner offers and supplier discounts so members know what's on and what they get
- Send the regular member newsletter and keep the tone friendly, useful and on brand
- Look after new member welcome messages and onboarding, so people feel part of the network from day one
- Keep the WhatsApp community active and well managed, and flag any issues to Megan
Systems and websites
- Own GoHighLevel across our sub-accounts, including pipelines, automations, forms, calendars and integrations
- Keep our websites up to date, fast and working properly
- Be the main point of contact for third parties, including our web developer, app developer, designers, freelancers, partners and software providers. Brief them clearly, keep projects moving and hold them to deadlines and budgets
- Look after logins, tools and integrations, and keep clear notes on how everything is set up
- Work with the sales team so leads are followed up quickly and tracked properly
- Help get the new member app off the ground from a marketing side
What we're looking for
The kind of person who thrives here
- You're excited to grow with a small business. We're a small team building something together, and you'll grow your role as the business grows
- You're motivated to do a great job, take pride in your work and care about the results as much as we do
- You get things done without being chased, and you tell us early when something's off track
- You enjoy the content creation side as much as the systems needed behind it
- You take feedback well, and you'll push back with a better idea when you have one
- You're organised and you document how things work, so nothing lives only in your head
Essential
- At least 2 years in a marketing or content role where you've done both the creative and the technical side
- A portfolio of short-form video and social content you've made yourself, with results to show for it
- Confident filming and editing on phone and camera, using tools like CapCut, Canva and other video and graphic systems
- Confident liaising with third parties such as web developers, agencies, freelancers and suppliers, and comfortable managing their work to a brief
- Willing to attend our events, including evenings, weekends and occasional overnight trips like the NC500 road trip, and happy to work flexibly when the business needs it
- A full UK driving licence, as you'll travel to filming locations and events across Scotland
- Hands-on experience with a CRM or marketing automation platform. GoHighLevel is a big plus
- Experience running paid social campaigns and reading the numbers behind them
- Comfortable updating websites and landing pages (WordPress, GHL or similar)
- Happy to switch between brands with different styles, from polished and community-focused to bold and sales-driven
Nice to have
- An interest in property and an understanding of the property market, especially in Scotland
- Experience marketing a membership, community or events business
- Basic design skills in Canva or similar
Pay: £28,000.00-£32,000.00 per year
Benefits:
- Casual dress
- Company events
- Private medical insurance
